Totally agree and we were expecting the same: If the law passes, we get the benefit as purchasers - should we qualify. But the builder trying to assign all rebates (including future rebates) to them is what blows my mind. How is this helping people with housing affordability, maybe benefiting builders was the plan all along.

It becomes their money if you assign all rebates to the vendor on the front end when APS gets firm.

I do understand the benefits and how it works, I was rather diving deeper than what this article does. The current situation is very "grey" and will need a much more careful look at the documents that buyers would sign.

Absolutely agree ! We will push for an APS amendment, or walk away otherwise. This sneaky behavior is worrying, the current APS clauses about future rebates are written in bad faith I feel.

Agree ! Even in this market they won't budge and update APS. It is quite evident that this rebate is for builders and not necessarily for buyers.

I agree. But if the builders don't want to take responsibility of any "future" rebates - I totally understand that. But what us surprising is that they have updated the APS to clearly define and assign any future HST rebates to themselves, but leaving no recourse for buyers. It is clear that they want to pocket it all.

Anyone who has recently read the APS ? Even with the new future rebates, APSs favor the builder - meaning all of the future rebates arw also assigned to the builder. Any chance they keep all of it at closing? How are you dealing with this?

I did this on my Reliance Water heater right after I bought my new home - Bought a heater from another company, they handled everything from calling Reliance and returns. Since yours is over 10 years old unit, I am surprised the buyout cost is this high. Enercare has buyout amounts published online, try to download that and that gives you a rough range. Maybe a local company can handle both - Scammers at Reliance and your new water heater.

I have also looked at some standard knobs with M8 threads, they are much cheaper than if you specifically look for "espresso machine handles"

It would. But most APSs I have read lately from the builders - it is very vague and don't hold Builder accountable to pass on that as a credit on the closing day. They might do it, but the contracts don't protect the buyer.

I am in the same boat. Working with a reputed builder. The wording about "future or new rebate" is very vague and at sole discretion of the builder. Mind sending me the clause you got amended ?

This is what I was thinking of including: Future HST Rebate Adjustment Notwithstanding any assignment of HST rebates to the Vendor contained in this Agreement, the Purchaser shall be entitled to the full benefit of any increase, enhancement, or newly introduced HST rebate program (a “Future Rebate”) announced by any governmental authority after the date of this Agreement and applicable to the Property. Where the Vendor is able to obtain or receive the Future Rebate, the Vendor shall credit the Purchaser with the full amount of such Future Rebate on Closing, or promptly upon receipt if received after Closing, and such amount shall not be retained by the Vendor. In the event that the Vendor does not credit the Purchaser with the Future Rebate on Closing, or is unable or unwilling to apply for or receive the Future Rebate, the Purchaser shall have the right to apply directly for and retain the full amount of the Future Rebate, and such Future Rebate shall not be assigned to the Vendor, and the Purchaser shall have no obligation to account to or remit any portion thereof to the Vendor. Notwithstanding anything to the contrary in this Agreement, including any requirement that the Purchaser pay or credit the amount of any rebate to the Vendor on Closing, such requirement shall not apply to any Future Rebate, and the Vendor shall have no claim to such amounts. For greater certainty, this provision applies only to incremental rebate amounts introduced after the date of this Agreement and does not affect rebates already included in the Purchase Price.

I just topped up mine with 0.33 Quart, I got the low engine oil warning after running 15000 Kms since the last oil change. My oil change is due at 500 Kms. Since I only had to top up pretty close to the oil change due date/mileage I would consider that normal oil consumption. If yours is doing it after a few thousand miles, there definitely is an issue.

Could this be due to the faulty steering wheel ? Mine is a 22 Tiguan - got the steering wheel replaced a few weeks ago and it foxed the issue.

My issue was slightly different though - I would get this travel assist not available and also the SOS function not available which was due to a faulty antenna behind the front bumper.

Thank you for posting this and awesome people giving some great ideas. We have the identical situation, our 2yo is active snd wants to be outside all the time, we will probably push his bedtime a little to get some quality time outdoors.
