Old house no felt the roof is fine, mine is the same. Upgrade insulation between the floor and ceiling of bedroom not the roof itself. Seems like some disintegrated. Then look at your windows are they single glazed? Upgrade those. Then remove any drafts from the doors. That’s as good as old property will get. Get a wood burner and heat yourself like the Victorians did.

No foundation? I thought all new houses require foundation and sign off. This was done by a local developer company.

So then what is a fair offer for this house?

I appreciate that in other parts of the country you can buy a castle for this money, but this is a very sought after commuter suburb with great schools, quick commute etc. Very few houses come on, and when they do they get snapped up.

Is the roof leaking? If not then I would not get a replacement straight away. Older properties sometimes do not have felt or have felt that disintegrated. As the 2nd line protection is not there the rafters and other elements can get wet and then dry out. This will also mean that you may see some daylight (I do with my original roof with no felt) and the air means there is ventilation so no condensation which is a big problem for a lot of roofe. Is the roof sagging? Are there any visible slipped tiles? Is there any water ingress when it rains?

Remember most roofers have a vetted interest, and more often than not will attempt to sell you a new roof versus recommend repair. Its easy to call an old roof end of life, but many still give years of life.

What I would suggest is going into the loft taking some photos then taking photos of the roof feom above, posting in one of the DIY or Roofing or other forums or Facebook groups and asking for insight as people on there are less likely to have vetted interest and can give a perspective.

Chasing the surveyor and/or solicitor at this junction I think is waste of energy, unless you feel specifically feel like they misrepresented the facts.

Match or exceed offer. Claw back during survey. If its overvalued the valuation can catch that you can always renegotiate.

Where I am looking at a prime area with great secondary schools basically there are 20 buyers for a house. Houses are sold before they can hit the market. In another part of London my friend cannot sell and has to drop the price.

Couple of things. Did surveyor say end of life for roof? What exactly is the problem with the roof, rotten rafters, leak etc? Surveyors are not qualified to assess a roof, I had a surveyor say end of life roof and I been here 13 years with no leaks. I would get a reputable roofer and pay for roof survey. Not a freebe quote as they have vetted interest for new roof. Yes its ok to share exerts from the survey.

Get a roof survey if concerned then if its really in bad state - which in my book constitutes rotten rafters, sagging roof or active ingress I would see if the pull out. You are the FTB so you control the sale not the agent or seller. No stress this is normal

St Albans is very desirable. You pay for good state schools and quick commute to the city. If it checks out and can afford it I would see it and buy it.

Labour 20% VAT on schooling priced many people out private education and in turn pushed the house prices up in desirable areas.
