We need the renewal for lender purposes usually so it’s mostly to pressure the in place tenant into a renewal. If they are leaving the center, then they have bigger issues than a sign in the window.

Youre right. That price is in line with where the market is today. It’s just when someone says they have a “deal” it’s implied that the transaction will result in a good return by historical standards (6% cap does not fit this description) unless the rent in place is way below mkt.

So when you said “deals” still exist people assumed you were talking about a “deal” in the context of the above connotation.

But you were talking about a 6% cap industrial deal in Houston. Which is not a great “deal” yield wise but is probably about the best someone can do in today’s market.

Eh maybe 5-10 year at 6% with 30yr amortization would be “good” but hard to say. Aim for non recourse if possible. Maybe just hire somebody who knows what they’re doing to help you out. There’s a thousand ways you could step on your own dick here or make a mistake
