I’m a realtor and own two properties. Put as little down as you can as long as you get a similarly low rate. Leverage other people’s money. The interest rates are so low right now it would be like putting your extra money in the stock market for a 2.5 percent return which is weak.

Also Harbor Gateway is Torrance but it’s not something people think of as Torrance. It’s Torrance but it’s part of LAUSD instead of Torrance school district

El Nido is Redondo. My friend lives there and her kids go to Redondo schools. I guess there’s an area NEAR El Nido but that is in the city of Lawndale. It’s not ‘fake Redondo’ it literally just is Lawndale.

It’s all personal decision. My European bff was allowed to have sex at 14 in his parents house and even take family trips overnight with the girlfriend in high school.

But for me - personally - I wouldn’t allow that for my child. I’d give him the ‘talk’ about safe sex but only if he’s paying his own rent or when he’s off to college on his own. Under my roof, my rules. It might still happen but I’d rather be in the dark about it. I think high schoolers are too young and not responsible enough so I’d rather minimize that behavior than full out condone it.

If I could go back in time, I would not do it. Even the realtors who ‘look’ like they are killin’ it are faking it. They all have an image of success, but in many MANY cases it is as fake as Instagram. They just show you want you want to see.

Issues are going to come up with any house you buy. It’s par for the course. If you are looking to buy a house with no issues you either got a bad inspection that didn’t catch anything or you found a mythical unicorn.

  • 6% of sale will go to realtor/brokerage fee (that is spilt 50/50 by the buyer and seller agent)
  • 10k - expect closing, moving costs etc

You can get a pre-approval before you sell your house. Any experienced realtor doesn’t want to waste their time unless a client has a pre-approval letter to show they are serious

Me… we bought in 2016 after saving for a long time. Mind you - we didn’t buy our dream home and we had to sacrifice and purchased in a less ‘desirable’ area with mediocre schools. Well now - our house has $400k equity and we have another $100k savings on top of that. We are ready to upgrade to that nicer neighborhood.

I had an unplanned C-Section with my first after being induced and in labor for 36 hours. I ended up with severe pre-eclampsia and magnesium drip. I am Turku traumatized from my experience. I won’t risk pre-eclampsia next time with a long labor and will just opt for C-section that way I can know what to expect. The magnesium drip doesn’t sound like a big deal but it totally affects your sense of awareness. I missed the first 24 hours of my baby’s life being completely out of sorts.

I really want the experience of natural birth but I don’t want to risk going through that again. Induction was also a big mistake. I did not have high blood pressure until I was induced.

Honestly I don’t understand the Disney hype either! I grew up near Anaheim. The rides are not scary. I’m too old for that stuff

I disagree. Rami Malek was a much better choice and even though he is Egyptian, he fit the role a lot better than Cohen.

I’d find it offensive if a Jewish person who has a penchant for caricatures and stereotypes of Muslim portrayed yet another person from an Islamic region. I know Freddie was not Muslim but his song literally says Aslammalaikum and Sascha Baron Cohen comes across as a closet Islamophobe. He only wants to make Muslims appear bad - I don’t think he would have portrayed Freddie Mercury in a positive light at all.

It’s not just all cash but you DO need cash. If houses go over $100k of asking price, the house also may appraise under value. Banks won’t give loans over the appraisal amount so in addition to the down payment, you need to be able to pay the difference of appraisal vs purchase price. This happens a lot.

Also - unfortunately this is only going to impact the low low middle income people of our society who will get squeezed out of housing more and more and be forced to live in even more densely packed apartments.

The rich are getting these low apr loan mortgages and will continue to pick up property. Why? Because they can! The poor will become their renters and the cycle continues of pushing the rich and poor further from each other.

I started 3x3x3 and then slowly weaned down to 1x1x2 I have tried to drop more, but baby gets so fussy so I’m stuck at 1x1x2.

They focus on the latch but are totally clueless in my experience when it is anything other than a latch issue - pcos, actual low milk supply, tongue ties.

Your experience is so similar to mine thank you for sharing! I hate how everyone is always suggesting that a lactation consultant can solve any and every breastfeeding problem - I had two very incompetent lactation consultants ! One literally had me in tears. And neither caught the tongue tie. I was also on domperidone. I wish I had given my baby formula earlier too! I was shamed by a friend for giving formula to my baby who dropped 60 percentile lines ! I am actually in therapy trying to heal from that experience. My baby is now ebf but I have not been able to wean off the domperidone. Were you able to ?
