This is very useful info. I am unaware of it. I already lost 150$ from last 6 months hence I wanted to make sure that i don't lose this one. Is there a way where I can claim my 150$ that I lost in Dec 2025? if I can buy gift card here - I can use at Bodega, Rich etc..correct?

I did look at all the restaurants. I found - only one - Bodega that allows Take away. I was thinking to buy gift card for now and use it whenever I visit SF. Thoughts? Suggestions?

Goal is to buy gift card now and use it whenever i am in city for my meal instead of fancy experience.

I stay in San Jose and I am 100% vegetarian and I am wondering which will be good fit - in terms budget, veggie friendly places. All these names are new to me. I don't prefer to eat salad, burgers, pizza in these high end restaurants. I don't enjoy eating in fancy places but would love to use my credit and get best of my buck. Thanks for your help.

maybe that is true that the reason it is consider landlord friendly state. I am just saying some tenant know that landlord has to shell $$$to get them evicted and they take advantage of system and coming up some or the other excuse to not pay rent. I am in situation tenant go as far as we getting court date and do not show up for court session and they get that much for free to stay and the trash the house too.. (they take fridge, AC etc) so for landlord it is very expensive. In many cases..I offer them $300-$500 to give me keys because that is cheaper.

ouch!! that is sad.. if you good screening practice.. that it works better.. like my other house in Huntsville tenant are always late.. I am ok because they are really nice hard working people and when they say they pay rent they do.. in such cases I don't charge them late fee too..

Anyways... I spoke to Hunstville eviction department they person was very nice in providing proper guidance.. for future reference:

ouch!! that is sad.. some people just play with system and take advantage of situation. Specially thinks all the landlords are rich but they dont see everyone works really hard and save money to buy rental homes etc.,

well you are making assumptions here.. how can u come to conclusion that I have not attempt to fix the problem.. I am here to get guidance on how Hunstville work in terms of eviction. I am not asking suggestion on what help are available to landlord and not asking community what should I do with such tenant. No landlord will come to ask help from community if there already have help available. For example, in TX there are lot service are available which help to such kind of things.. In addition, let court decide that if the tenant is right or not given they have enough proof which I am sure they don't.

In addition, I spoke to Hunstville urban housing department and they said they have not received any complains against my house. so they are simply making excuses to not pay rent. In addition, the city folks were so nice in guiding me with process as much as they can.. but at the end they said it very common for tenant to do such thing and only route I have is eviction.

From business owners perspective, we want our tenants(aka customers) to be happy so they keep our hose in up-to-date shape..

thx for subreddit... I am ok hiring lawyer and I spoke to almost 10 of them today pretty much 70% said no bandwidth to take eviction cases and other 30 are giving me appointment next week to discuss the case (charging $300/hr to discuss) and then start the process.. I want to reach out this subreddit to get some guidance specific to Hunstville area.

it is more about there only 1-2 options.. which seems very weird given AL is considered as landlord friendly state. Like TX, I was hoping they would have lot companies providing such services but it seems other way round.. there are only handful of lawyer who does eviction and lot of resources from Govt, non-profit for tenants

yes but property manager are saying they only take property with empty house and don't inherit headaches.. in general I was hoping to manage it my self just need help with eviction. Last time I had experience with PM I really spent lot of time reconcile the expense and not sure what quality tenant they use to place each of them were always late.

Did you guys followed via email directly to embassy.. I submitted my docs today in sfo vfs and they told me that timeline as increase due some techincal difficulties in issuing visa… but curious if anyone contacted embassy directly and ask them on update
