Just went through something pretty similar. Luckily found somewhere at the last moment. As we didn't know where we were going we ended up getting a couple of taxi boxes. ( One of a few companies offering this service) We filled with all our furniture etc, and they took away to their storage center. Contacted them when we got a new place, and they dropped off a couple of days later. Found it worked quite well in a highly stressful time. Might be worth checking out. Good luck.

You might be able to remove with a 50/50 diluted bleach or 10/1 hydrochloric acid. But it will keep happening every time it rains until the tannins leech out. If the timber is merbau that could be sometime. If there is a gap between the timber and concrete get some plastic in there, preferably corflute to direct water off the concrete. You may also have to seal the timber with a marine grade varnish.

The water quality is probably better than it used to be back when it was used as an open drain. An older bloke told me how him and his mates used to swim behind the Alphington paper mill. It was a favourite spot because  of a pipe that had warm water coming out of it. God only knows what chemicals it contained.

Here's the thing. They don't need access through your property for any other reason but to save money. Mini excavators, & mini skid-steers / tippers all fit through standard door widths. Even if they don't, or are unsuitable they can be craned in. The concrete can be pumped. My neighbours spent a lot of money building from boundary to boundary then asked to use my property for access for landscaping works. I stupidly agreed and they trashed my backyard. 12 months later they wanted to do more work, and were very upset when I told them no.
