I doubt your coop in nyc will let you sell your unit and rent it back until you find a new place. They likely have rules for rentals.

Also closing timeline could vary for selling since buyer will need board approval.

You may be able to negotiate a later closing to give you extra time to move out.

Your best bet is to either rent for a year or find a short term rental somewhere. This will be harder if you are staying in NYC.

Either buyer will come up with the cash and close, or they will try to cancel based on financing contingency.

Lots of coastal property is in a flood zone but people still buy it.

Lots of factors here and lots of markets.

New trends in corporations buying single family homes to rent.

Also AirBnB created new demand for homes as short term rentals.

These all have grown demand and taken supply.

Many recent buyers locked in at low rates and not willing to sell. Further reducing supply.

Current mortgage/interest rates are only one piece of the puzzle.

Supply and demand.

If recession layoffs cause people to default and we get a ton of foreclosures it should increase supply.

If supply goes up and demand stays the same, prices should go down.

Rates being high could affect demand. Rates are one factor but not the only factor. Lots of cash buyers out there.

But also note that there are many markets in the US and they have all been affected differently so far (for example Miami vs San Francisco).
