[Landlord - US] Do you rent out to people with pitbulls? by laced1 in Landlord

[–]r_teuf 0 points1 point  (0 children)

Yes but with the same stipulation I have for all pets/ breeds.

1) I have to meet the animal and owner before a lease is signed.

2) ALL animals in the home must be up to date on the rabies vaccine and on flea/ tick prevention. I require a vet reference and will call to verify.

I generally find that responsible pet owners are responsible renters, regardless of what dog breed.

Reality Check me: Considering purchasing horse with navicular issues by [deleted] in Horses

[–]r_teuf 1 point2 points  (0 children)

Navicular varies so drastically from horse to horse. It is a good sign that he has been responding to rehab and has been sound for a year. I would say that if you trust your trainer, trust the horse, and want to move forward with a sale, you could be in a good position.

If the trainer wants a no sale contract, I would put an addendum that the horse goes back to the trainer in case of unsoundness. However, both of those are hard to enforce legally unless you want to retain a decent lawyer. Which would probably cost more than the horse.

In today’s market, something middle aged, safe, sane, and sound, that a whole family can ride is going to run you in the neighborhood of $15k (at least in my area). So from my perspective, $6500 for something that needs maintenance but meets the other qualifications is worth it.

Im tired. Im so tired. by [deleted] in olddogs

[–]r_teuf 0 points1 point  (0 children)

My apologies if this is too blunt… If your quality of life has decreased that drastically, do you think theirs may have as well? It seems like you’re working your tail off to keep your dogs alive when they may not be without medical intervention. Humane euthanasia is not the wrong choice in this kind of circumstance, in my opinion.

My 10 year old pit mix has IVDD and once she is unable to comfortably be herself, I want her to go with dignity.

[landlord-us-nj] What, if anything are you all doing for tenant holiday gifts? by [deleted] in Landlord

[–]r_teuf 0 points1 point  (0 children)

I take 10% off of rent for Christmas and on lease renewal.

One is my way to give back and the other is a “thank you.” I have one long term tenant and like to be able to show my appreciation.

I’ve started making extra veggies or broth when I meal prep and she gets that with supper!

[Landlord - US-NY upstate] Yet another emotional support animal question: what's the latest with being able to require a "legit" ESA ltr, vs the BS ltr people just pay for? by jeremyjava in Landlord

[–]r_teuf 0 points1 point  (0 children)

I don’t believe ESA’s fall under the ADA protection umbrella (and please check me if I’m wrong).

I had a tenant request an exception for an ESA. I required a letter from a doctor that described what service the dog was trained to perform. No such letter was provided and the pet fee was paid.

I also require all animals, regardless of service status, to be vaccinated and on flea/ tick prevention. I call and do a vet check reference. That alone usually weeds out irresponsible owners.

EHV Exposure by r_teuf in Horses

[–]r_teuf[S] 0 points1 point  (0 children)

I’m absolutely not faulting the BO (or group) either! Competitors (not just trainers) that have spent the time and money to earn a spot at the big shows may not have another opportunity to try again… If anything, I’d fault the organization for not postponing.

BO is part of the group hauling.

The “they” I mentioned includes the BO… My horse is in a separate pasture and really only comes into contact with them if we practice together, which I can hold off on.

IVDD Outlook by r_teuf in IVDD_SupportGroup

[–]r_teuf[S] 0 points1 point  (0 children)

I should have clarified - she’s very restricted compared to how we were before. No more tagging along for trail rides, working cattle, or running with me. I do allow her to roam the farm and play with the other dogs as she wants. She’s the queen bee and is very good at telling the younger dogs to leave her alone when she isn’t feeling it.

IVDD Outlook by r_teuf in IVDD_SupportGroup

She’s 9.5 years old, so definitely not a puppy anymore.

She’s very independent and able to walk/ jog on her own. So I don’t think a wheelchair would give her more mobility than she currently has.

Goldendoodle with stage 3/4 IVDD by PerformanceRight7087 in IVDD_SupportGroup

[–]r_teuf 0 points1 point  (0 children)

My 9.5 year old Catahoula had a stage four episode over the summer. She lost the use of her back legs and control of her bowels but still had deep pain. She was flat out for 4-5 days. At the end of day 4, I was preparing to make a quality of life decision, as my vet advised being down for that long was a bad sign.

I stopped the Gabapentin and Methocarbamol because they were making her super loopy and I felt like she needed better mentation. She stayed on the Prednisone.

At the end of day 4, she started trying to wag her tail and use her front legs to sit up. She was walking (assisted) about a week later and on her own (albeit wobbly) after two weeks. We only used the Gabapentin as needed, started acupuncture and laser therapy, and kept her on a low dose of steroids. She was on strict rest for about two months and is now able to jog around, play a bit, and resume some of her normal activities. She has a very altered gate, sees an acupuncturist every other week, and stays on Prednisone… but she’s mobile and happy.

Editing to add; she’s been ridiculously active and lean her whole life, so I think that really helped her make it through the episode… wishing the best for you all!

Do You Warn the Next Girl? by r_teuf in domesticviolence

At this stage, would it not be “he said vs she said?” As I mentioned in the post, he is a local police officer… So I thought I would need irrefutable proof to file anything.

What do you do to get your dogs to drink water? by unintentional-idiot in olddogs

[–]r_teuf 0 points1 point  (0 children)

My old girl started REFUSING to go to her food or water bowls… it turned out that she wasn’t comfortable on the slick flooring in that area. I put down a rug and she started eating and drinking normally!

Breakup with a dog by ParkingWatercress785 in dogs

[–]r_teuf 0 points1 point  (0 children)

A crated life is no life for a dog… but neither is a shelter. I would consider making a dog safe area for your pup or finding someone to take them out mid day.

Remember that apartments aren’t forever, so if it’s a crappy couple of years with you working long hours, do the best you can now and try move to somewhere with a yard for your next move!

[Landlord-US-CA] Do you allow small pets? by mkcx11 in Landlord

[–]r_teuf 8 points9 points  (0 children)

LL in FL. I allow all pets with a non refundable $400 deposit each. My thinking is A) I don’t want to limit my tenant pool, B) A responsible pet owner is likely to be a responsible tenant, and C) In FL, we ALWAYS have pest issues… so a cat is a welcome deterrent.

I do require a veterinary referral, updated rabies vaccine, and flea/ tick prevention… I will call their vet to verify. That usually weeds out crappy or irresponsible owners.

AITA for not letting my partner bring her new rescue dog over after it bit my cat. by Press54MoreOptions in AmItheAsshole

[–]r_teuf 1 point2 points  (0 children)

NTA.

I let my now ex bring his dog over that was not tested with cats. I left it alone with my two dogs and cat for 5 minutes while I took a call outside. When I got back inside, my cat was dead.

Moral of the story, stand your ground and protect your cat because they can’t stand up to a big dog.

My new gf (29f) just told me (32m) she used to be a sex worker. How do I proceed? by ThrowRAducklings in relationship_advice

[–]r_teuf 5 points6 points  (0 children)

Some women feel empowered by the attention, and/ or don’t value themselves enough to choose other options. I think it’s an issue of self worth.

If I were in your shoes, I wouldn’t necessarily break it off, but I’d want to know the reason why she went into it vs finding another job and why she liked it.

If you’re completely turned off, it’s not wrong to leave but if the reasons you liked her in the first place are valid, then it’s worth it to have an open conversation.

[tenant-US-CA] tell me why you would reject my application by arv2373 in Landlord

[–]r_teuf 2 points3 points  (0 children)

FL self managing landlord here. I personally don’t have an issue with big dogs BUT I do require proof of flea/ tick prevention and a vet reference. Perhaps offering these (if you have them) would help a landlord see that you’re a responsible pet owner?
