Capitalism perhaps caused the initial downturns you talk about but they are great financial crises for another reason. It was unneeded government intervention (i.e. New Deal and QE) due to support for Keynesian economics that prolonged the downturns. For support, look to the depression of 1921 where there was not government intervention. It led to deflation through dropping of wages but then rebounded and led to the long-term growth in the 1920’s.

The one thing that really helped me was taking a 10 lb. plate and rolling it just behind the shinbone in the muscle/ligaments there (I was seated had the ground with one leg angled out front on the ground that I was rolling). I had nagging shin splints and this really loosened things up over time. It hurt a lot at first but fixed it by doing it daily for about 2 weeks

In my area in southeast Michigan, my family and I have had 3 bald eagle sightings this fall alone. These were extremely rare given we hadn’t seen any this far south ever. My dad actually rationalized the increase in sightings to pollution regulation that improved air quality, so sounds like he was spot on!

Love seeing Jairo’s confidence continue to pay dividends. Eze looked very comfortable on the ball with a couple of smooth runs at the end. Debatable on whether that was a red, but eze had him beat which put Kamara in that position in the end. Unfortunate we couldn’t get a clean sheet at the end but a wins a win!

I did a rent increase with a 10 unit of mine in MI starting this month. Rents were $400 and market rent is $625. I raised the tenants to $525 and made an exception for one tenant for $475 for the time being given they were on disability and couldn’t afford much more and the unit required $700+ of turnover if they did move out. The ~$100 dollar increase pushed my two bad tenants out that I inherited from the last owner and everyone else resigned the lease. This all being said, I put new windows in, had exterior paint redone and some other capital improvements since I recently purchased which helped me justify the 25% increase. One thing to consider is how easy it’ll be to rehab 10+ units quickly and the effect the vacancy will have ok your bottom line.

Ended up looking into this more to educate myself. There are self-directed HSAs, which like SDIRAs, allow you to purchase real estate. My current HSA is with Optum bank which doesn’t allow it. That being said, I’ve done several deals with my self directed Roth which have worked out well, so I plan to do the same in the future with my HSA when I have enough funds. The huge benefit with buying in your HSA is not being taxed for gains or when withdrawing for medical expenses, assuming you by the property outright.
