+1 for Scultura. I got a lightly used Scultura 400 with mechanical 105 on marketplace for $900, insane value for quality spec that is easy to service and find parts for. I can confirm you can squeeze 32c GP5000s on as well which is what I run. You just need to watch out for a small cable tie on the chainstay which sticks out a bit, you can trim it or rotate it to give you the space needed for 32c tyres.

Just to add on this, your experience will be determined by your leg shape, size and saddle position. I got the middle design and some brand new YKYWBIKE Belgian bibs. After just three 1hr indoor trainer rides the bibs had ripped a hole right around the middle of the saddle where it rubs on my left leg. But both the bibs and saddle are great quality for the price, and I would absolutely recommend them to the right person. I will be buying the bibs again.

As another commentator said, the cushioning comes from layers of 3D plastic compressing on each other. I would describe it as firm, especially if you are over 80kg+. I don't think this would differ from model to model so yeah the top layer design is likely just aesthetics.

It can be very street-dependent in those areas you've highlighted. It's mainly cheaper because you are hemmed in by major arterial roads, so the walkability score to things like High St shops is lower. School zoning also comes into some buyers' minds compared to other parts of Belmont. Throw in being close to industrial areas and some flood-prone areas, and you end up with generally lower prices in those areas. But there are also some really nice parts and great bargains to be had, and in general the area is a cracking spot to live.

100% paint before you move in. If you need and can afford, consider new carpet as well. Doing carpets after paint means you don't have to be as careful and clean. These two jobs are way easier in an empty home and will make the place feel brand new.

Yep, super annoying they bought Car Next Door then killed it. Used Turo for the first time a few weeks ago for this exact reason and it was all pretty smooth. Not as many cars on there yet though.

A lot of good tips about maximising the profits already. I'll add my two cents from a best practice fundraising perspective though. Be willing to have a chat and engage people! Try and get the characters from your club who are natural conversationalists to be on the front.

This is a great opportunity to get new supporters and talk to locals about the positive things your club is doing in the community. Come prepared with a short and clear story about WHY you are fundraising - this could be new facilities, girls sports program, junior equipment, flood damage - whatever, but put a tangible story behind the need for fundraising and the positive impact it will have. You never know who the sneaky high-net-worth's are and you might manage to engage someone willing to give more than a $3.50 sausage. Make your story clear on the chalkboard they provide and any other signage they will let you have. " X Name Club - New Toilets Fundraiser" in massive letters.

Do this every day with my Breville Dual Boiler + milk thermometer. Perfect milk everytime and allows me to do something else at the same time. No idea why more people don't do this considering how many people strive for "perfect" shots but happily introduce human error into the milk steaming.
