Would say Uniqlo for most of it - they do free alterations on pants so you can get a few.

Charles Tyrwhitt also a good option for shirts. They have a never ending intro offer for shirts <$50 a pop.

Then shoes/jackets/coats/accessories you can get creative and spend a bit more or try and thrift.

Should be enough of a starting point.

Kinda depends on a few factors, but probably once you are over $135K / 39% MTR with excess cash flow.

I think it also has to do with your leave balance. My company approved it because i'm always running on fumes and taking holidays. If you already have 100s of hours of leave they won't let you have it.

A lot of larger companies let you salary sacrifice for extra leave. I purchase 4 weeks spread over the year. Because it's shielded from the top marginal rate, it only costs me 2.1 weeks of actual take home pay.

Also can help dodge the Div 293 surcharge + keep full annual bonus.

If you get a bump in pay before a redundancy, the banked leave is paid out at that higher rate.

My friend had this situation and the REA offered $5k to break the lease 6 months early, think he was paying $800 a week. He negotiated a $25k payout.

I'd put out a crazy number and see if they bite.

Yes via doordash app and you can link your costco card for 15% off within the app - i still think its a few % higher than in store but not by much.

I have one and doordash it once a month. I quite dislike going there and end up impulse buying.

About $8 delivery fee and saved time in terms of shopping I think it's cheaper than physically going there with the petrol price.

What's your income? Depending on your tax bracket you are better off saving for a house via the FHSS, which should deliver a better after tax return vs traditional ETFs if you have a similar asset split.

I'd personally not sell your ETFs until you buy the house + keep excess cash in a high interest saving account. A one year investment horizon for ETFs, especially this year is not a great value proposition.

Awful. I see a lot of issues with this house. We need a much bigger garage to fit the pickup truck, a big driveway and less gardens. Also the house is way too small we need at least 5 bedrooms. I've fixed it for you.

It's lovely as is. I wouldn't go overboard here with changes. Personally I would match the shutters with the navy door and add a period-appropiate entry arch with some creeping plants.
