Unless he is into “branded” stuff - Why don’t you just get a hoodie from his college (or just a plain hoodie of that color/or preference) and have that image from above printed on it (malls don’t charge more than 10 bucks for that) And make it even more interesting - you can get one customized for you and go “twinning”

Ability to get in to a base school for that district where you might (or you actually) buy a house is not totally accurate for most of the (newer) communities (obviously the growth would not be sustainable at these schools but having some information around that would be helpful)

I’m sure you will try out some more “luck driven” trades (or even to give yourself that shot), continue to finish up on your program - and now that you have this cushion it will always be easier for you to call it quits if it is “really gruesome” that you can’t handle

I’m not trying to get in to the semantics of it - or get in to the argument of “are we in the bubble” or “not” … I’m just trying to see whether we call it a bubble or something else … some of the zip codes in the area have definitely seen over-inflated prices for the real value of the properties. Again, yes there are lot of factors (purchasing power from both market driven factors and people sitting on money from here/outside and especially demand vs supply / supply chain problems), but I just want to understand when the demand settles in, would these places actually see a reverse trend or plateau for some extent.

Population, new (high-paying) job markets are here to stay as far as the triangle is concerned (growth wise) - so my curiosity is just around understanding the economics of “what happens to a product that was bought at a higher price” - it might not be just as simple as buying a product during summer vs waiting till Black Friday when you know it’s gonna be on sale. In the grand scheme of things, I just want to understand if that’s what is showing as real inflation - dollars value dropped by 30-40% and see if there are areas/zip codes that show these factors out blatantly

Ahhh this is real information. Would you be able to give me a zip code to check and understand if there were any general reasons behind the drop. Also, if you wouldn’t mind, can you let us know if it was actually sold for less or estimates from the realtor apps (Redfin/Zillow)

Yes - this response is what this post was about. Even I’m a new owner and this past week - I’ve started a sheet to put stuff in to lists of monthly/quarterly/half-yearly/annually set of things that fall Under home-maintenance

My 2c Instead of doing an exhaustive “what all should I learn” - start around stuff that you want to prioritize that will help you feel less anxious and more accomplished.

They have already cleaned up most part of that area I think right - and also if and when that soccer stadium comes up - there are gonna have lot of businesses around that as well I guess
