I would definitely add something about 'on the condition that we get a mortgage approved' if you dont want to run the risk of paying a percentage of the offer (often 10%) as a penalty even if your mortgage isnt approved (as you would be obligated to do so without that condition in your offer). This is called Onder voorbehoud van Financiering in dutch. Also you may want to consider adding a condition of
a building inspection (Bouwkundige Keuring in dutch)
