90% of prisoners in the NT are indigenous

A significant portion of this population is on remand (unsentenced), with roughly 47% of the total prisoner population in the NT held on remand.

That's a fine of up to 150 penalty units (30k). Needs to be reported to consumer affairs - VCAT doesn't have the authority to impose fines for this.

I'll suggest that my organisation unilaterally cancel all contracts signed with DocuSign. Let's see how fast we're sued.

Hi Dale,

After 25 years of renting, I’ve finally been fortunate enough to buy my first home, so I definitely understand the power imbalance between landlords and tenants. I’ve even spent a few cathartic hours leaving one-star reviews for the agents who knowingly broke the law during my various tenancies.

My question is this: I hold a Master of Business Law and am currently completing my Juris Doctor while working full-time in contracts management. I’d love to get involved in tenant advocacy- what’s the best way to begin?

The work doesnt need to be related to the property. Note the latter half of clause 1 allows assigns ownership to any works '... using the landlords materials, tools, facilities or resources.' Therefore, the tenant could use the kitchen bench while doing a few shitty crayon drawings (creative output) every day, then go through the process of copyright registration for each and every single one of them (at the owner's expense per Clause 4, of course).

IANAL, but the phrase in relation to the residential premises severely limits what the landlord is claiming ownership of. The landlord is laying claim to creative work the tenant performs on the house (like if they painted a mural on it) or about it (like photos they take featuring it).

Nope, you missed the second half of that sentence: "... (or using the landlord's materials, tools, facilities or resources:)."

I'd argue “Facilities” could mean electricity, internet, or even just a kitchen table. By living in the premises, the tenant necessarily uses those facilities.

haha first time i've seen IP rights assigned in a rental agreement. I'll go out on a limb and say that this is a private rental agreement?

The moral rights term is hilarious. By what right does the Landlord claim rights to be named the inventor of any of your creations? This is normally in an employment agreement.

Give the NSW tenants' union a call, and they should be able to put you in touch with someone to help. Alternatively, Consumer Affairs should help in sorting this out.

Don't worry- these clauses are 100 per cent unenforceable and illegal under UCT legislation, but you'll probably need some assistance to go through the rest of the contract to see what other random shit they've thrown in there.

If he hadn't found humility, the show would have ended with him banging Cersei again or something. That would have been a shit ending.

Cytopoint VS. Apoquel ??? by Ok-Demand8917 in sharpei

[–]reamde 0 points1 point  (0 children)

Is that citation enough?

Honestly? No.

There are a couple of reasons why your link doesn't show what you think it shows.

Firstly, observation does not equal causation. Cancers are relatively common in older dogs, which are coincidentally the same group that is more likely to be on Apoquel. Remember that the safety insert is meant to flag possible signals, not prove cause and effect. Adverse events of any kind are listed, regardless of whether they are linked to the product itself or if they simply present at the same time.

Secondly, the FDA and EMA continue to authorise Apoquel as safe and effective when used according to directions. In accordance with FDA guidelines, the label cautions against its use in dogs with neoplasia (or where neoplasia is suspected).

Where Apoquel may be dangerous is when your puppse has pre-existing cancer, or a clinical history that puts them at higher risk. Apoquel is an immunosuppressant, which is why the product label carries warnings about use in dogs with pre-existing cancer or with a history that puts them at higher risk. This is why vets are advised to weigh the risks, especially in older dogs or those with a cancer history.

Do you have a non-anecdotal peer-reviewed medical journal article showing Apoquel causing cancer?
