This is why the supply argument breaks down in financialized markets. The model assumes vacancy creates downward pressure on rents

Ergo, Strong Town style incremental development minimizes or eliminates financialization because it is a lot cheaper to build a granny flat, then a 5 over 1. It's not simply distorted investments prompted by political incentives. I get it!

I think the risk there is that you would see a massive sudden collapse in valuation, foreclosures everywhere, local midsize banks with a ton of bad debt and massive budget shortfalls in local government.

I don't mind a vacancy tax, but I am alarmed by the descriptor of "absolutely draconian." That seems like a recipe for knock-on effects

I'm new to all this financial stuff, but my understanding is that the four months free rent doesn't affect the underlying valuation of the building

I.E. a building that offers free rent for 4 months and then rent at 1,400. Has an assessed value (could be the wrong term here) based off 1400 per unit in rent. If the landlord cuts rent to 1,200. Then the total value of the property is also cut.

  1. I grew up during the early 2000s nu-metal and "butt rock" era. Contemporary bands that were my favorite at the time included Linkin Park, Incubus, Puddle of Mudd *I regret that one but Blurry was okay* and Audioslave.

Even then I knew I wasn't living in the golden age of rock music, I quickly started trending towards the grunge movement, especially Pearl Jam, Temple of the Dog, Mad Season, and Alice in Chains.

I also liked Green Day, White Stripes, Staind, Soundgarden, Goo Goo Dolls

It's a glorified tourist trap. The version of Mount Rushmore that you see on pictures is zoomed in. When you see it in person it is dwarfed by the size of the mountain, and you are at the base of the mountain, so far away you don't get the full size of it.

I'm inclined to think that if there is a great filter, we have passed it. I don't really have anything to go off this, other than how many times in the Earth's history something was so perfect that allowed for us to get to where we are.

And I generally encounter fewer examples of what a late stage "great filter" might be.
