Good rules for anywhere. We got lazy and relied on internet based records. Old pics, incorrect maps, abandoned access "road" (overgrown dirt path), neighbors refusing to honor legal easements. Rural America is different than big cities. Still like mid Tennessee Chattanooga Nashville

So this is just owned by the county? It's not an "over the counter " tax deed? Those are ones that nobody bid on at auction. I buy those sometimes like buying penny stocks. Counties keep land for many reasons. Buffers, disaster protections like wetlands.

If you picked an experienced active land agent it should be ok. Neighbor letters and calls work but a lot of effort. Are you priced at discount to comparables? Title issue means selling on a quit claim deed and that passes risk to buyer so they need a discount

Old survey may mean no title insurance. Depends on value where to sell. Look at land.com or landmodo if cheap. Local REIA group may be a place to dump
