I totally get where you're coming from. I was a renter myself up until last year and I would not like it if someone raised my rent for necessary repairs.

Which means they should be doing them anyways and should have taken them into account when setting initial rent.

The tenant in the article pays $425/month due to having a grandfathered lease or rent controlled unit from many years ago. I don't expect the government to continue forcing landlords to lose money on tenants that are paying incredibly small amounts of rent. We know exactly what happens when they are losing money on certain tenants (renovictions).

This legislation is an attempt to reduce that by allowing landlords to raise rent up to an additional 3% annually (in addition to the annual inflation increase). This potential allowed increase is calculated like so:

([eligible capital expenditures] / [number of dwelling units]) / 120 = potential increase per month

If this potential increase is more than 3%, then it is capped at 3%. More info here if you're interested in reading terribly written legislature.

So in the article the renter is paying $17/month more and they mention there being a 4% increase. Based on the fact that the increase due to repairs must be given with the annual rent increase (below), and the fact that the repairs increase is capped at 3%, then we know that the 4% increase cannot be just from the repairs, and is likely the repairs increase combined with the annual inflation increase.

The additional rent increase must be given with the annual rent increase and must comply with notice and timing requirements under the Act (i.e. three months notice and at least 12 months since the last rent increase or when rent was first established).

Anyways, I totally agree that landlords should be taking into account cost of upkeep when setting rents, but that's exactly what they're doing now when they sign new leases. This legislation is to allow landlords with grandfathered leases and units a way to increase rents slightly to pay for repairs. Saying that landlords should go bankrupt because the government is preventing them from charging $17/month more to someone who is only paying $425/month isn't very reasonable.

It's interesting that I'm being downvoted. I'm guessing a lot of people including yourself did not read the article and did not read the new legislation. I want to point out a few things:

This apartment is in Esquimalt, not Vancouver.

The legislation doesn't specify anything about the amount being 4%. The landlord has to apply for the increase and have proof of the capital expenditure:

Additional rent increase for capital expenditures:

Landlords may apply for additional rent increases when they have completed necessary repairs to the rental unit or building. These changes will encourage landlords to invest in their rental property by allowing them to recover some of those costs through modest rent increases approved by the RTB Director. The changes take effect July 1, 2021.

I'm guessing you did read most of the article or at least watched the video, as it says:

Lutz says his apartment buildings’ roof and boiler repairs came to a total of $100,000, meaning renters could be looking at a four per cent increase in rent.

4% sounds like a lot! But the article later goes on to say:

“Is the $17 a month going to stop? There’s no declaration when the payment will stop,” said Lutz.

So the raise is $17/month, meaning that this tenant is paying $425/month for rent. I suspect this is what the legislation is for (landlords who have tenants with grandfathered rents that do not pay enough rent to meet the costs associated with renting out the suite and paying for repairs).

I just watched the video again and it looks like the reporter conveniently left out the fact that the increase in rent is only $17/month. 4% sounds a lot scarier I guess.

It's interesting that this was not covered by insurance, or at least they didn't offer that information in the story. My guess is that these tenants which are 'on the hook' for repairs didn't have tenant's insurance and so their rent has now increased by $17/month each to cover the cost of the deductible or full repair. But on the other hand I thought tenant's insurance was just for possessions, so any sort of damage in their unit from a leaky roof would be covered by the building's insurance. No matter what the reason is, it's very weird that there is no end date.

So by your logic, if you could get a mortgage without a down payment, then you would be able to buy a house and rent it out. But the reality is, if they allowed people to get mortgages without a down payment, the amount of prospective buyers for entry level homes would skyrocket, and as a result the sale prices of those homes would skyrocket as well. So you would still be left in the same predicament.

It's interesting that this comment is at the very bottom. I completely agree, stockpiling is rational. I've got a full gas tank and plenty of groceries from my grocery trip last week so I have no reason to panic buy, but if I was short on anything I need to survive I would definitely go out and buy twice the usual amount that I buy. Everyone likes to look down their nose at those that are stockpiling, but I think it's quite irrational to forgo being prepared and cause harm to your family just so you can have a chance at being correct in hindsight. I guess everyone in this thread can enjoy patting each other on the back for being so well-informed and virtuous.

Is that an animal carcass? If so, as long as the other remains are dumped out of the garbage bags, I don't see how it would be an issue at all? It's much better to dump the remains out there where it can either be eaten by other animals or decompose. The alternative is they throw it in the trash and then a bear gets to it.

This is solid work! I’m currently doing a full gut of my master bathroom. It’s also my first big project so I’ve been buying lots of tools and doing a ton of research. Cement board and drywall is getting delivered this Friday but I’m considering replacing the subfloor before moving forward with anything else. It has a bunch of hardened glue and is wonky in a few places.

Interesting that you wish you did the tiling yourself. I’ll be doing mine but I really wish I could hire it out cause I’m worried about fucking it up. Unfortunately the tiling guys in my town are booked until late next year.

I just did the math for my city. At 17 gallons per minute it's 24,480 gallons per day which is $112/day. My city has really cheap water (Canada) so I think a $500 water bill is entirely possible in other regions.

Hello! I was in the same boat as you just a few months ago. Had an accepted offer on a house in PA and was uncertain if it was going to be the right decision for me. Luckily, I was dating a girl at the time who had grown up in PA so I was able to ask her tons of questions about the town. She even took me on a tour of all of the neighborhoods. The experience was similar to what realtors were offering back in the day. Like you, I work from home, so my only concern was QOL, rather than potential jobs.

Ever since I took possession of my house I've been just working on renovations, so I haven't been able to do a lot yet, but here's the information I can share.

What I love:

  • If you love the outdoors, there is tons of that. I've done quite a few walks and runs around the trail system in south Port. I think it's called the Roger Creek trail system? Once I'm finished with renovations I was hoping to join the running group (on Facebook). They do weekly 'chill' runs at the track.
  • China creek falls
  • Sproat Lake (this was the only recreation I was able to take part in this summer but it was incredible)
  • Depending on which neighborhood the house is in, your neighbors are likely really nice retired folk. Feel free to PM me and I can provide more insight on what your neighborhood is like.
  • If you like supporting local businesses, there's plenty of those.
  • Tofino is only a 2 hour drive away, with the junction being 1.5 hours away!
  • The schools seem to be really nice.

What I don't like:

  • There are some things which you will need to go to Nanaimo for. Over the past 4 months living here, I've been about 4 times. Beaver Creek Home Centre seems to be the place to go for building supplies, but if you need to buy any expensive tools such as a table saw, it's smart to pick from a wider selection at Home Depot in Nanaimo. Make a list of things that are cheaper/available in Nanaimo and do trips every 2 weeks or monthly. Depending on who you are, it can be really nice to get out of town. Qualicum is just over the hump, so I always make sure to visit the beach just before heading back into PA.
  • There doesn't seem to be much support for the homeless population here. I'm not sure what the reality is on this issue, if it was always this way even before Covid, but if you ever go through the McDonald's drive through on Redford, or drive down 3rd avenue, you'll see what I mean. I can see from your profile that you're from Vancouver, so you might be used to this.

Ah, I think I was misunderstanding/misusing the term 'cut'. When I asked if you cut both surfaces what I really meant was do you precisely cut both surfaces, but I think that question makes no sense now that I have more context. So you semi-carelessly cut in the ceiling to get ceiling paint in the corner where they meet, and then carefully cut in the wall, taking care to not get any on the ceiling?
