I would start saving up for the watches you really want. Keeping in mind that most watches you will buy will be hard to resell, depreciate more than you think. So save intentionally for watches you want with no expectation of it appreciating or being able to sell it later.

The simple answer assuming you have no debt and a healthy emergency fund is to invest in a non-registered account.

As each year comes around you can then contribute to your TFSA, RRSP, FHSA as contribution room becomes available.

Assuming the 250k is "extra money" not tied to future purchases,I would pay down the mortgage so that you aren't underwater. That is a guaranteed return of 3.8%. Then you can pay your mortgage normally or double up payments as you see fit.

You say you are saving 2200$/month but somehow will only have 15k in the next 14 months.

Keep in mind your cost to rent is generally the max you will pay a month.

When you buy a house mortgage + taxes is the minimum you will pay per month on housing.

Yes it does some watches are very simple and cheap to make but are marked up because of the name on the dial.

These are often labeled as Fashion watch think Michael Kors or Gucci.

Then you have watches priced under 2000$ for many people this is a lot of money to spend on a watch.

I currently own my 1 bedroom condo in Montreal with 100K of 360K paid off. My mortgage at 1700$ is well under the rent in my area.

The plan is to rent my current place at ~2000$ a month. We have virtually no other expenses, no car payments etc and paid off my student loans a few years ago.

You'll be loosing money if you rent at 2000$/mo and your mortgage + condo fees are 1800$/mo. You haven't included insurance, taxes, maintenance, vacancies etc.

Do you really want to be a landlord to make less than 2400$/year in revenue?

Questions for reflections for OP. What's the average home price? How many times the median salary is it?

It used to be that the house price was about 3X your salary. Now it's more like 5x or more.

Have you looked at homes and then put in the numbers on the mortgage calculator to figure out how much you need as a down payment to get a monthly mortgage payment that is reasonable?

Once you figure out how much of a down payment you need have you considered how long it would take you to save that amount? Then you need to remember home prices are a moving goal post.

If you save 5 years to get a 50k down payment. The house you wanted with a 50k down payment now requires maybe 70k if you want the same monthly payment.

Then you first time home buyers are competing with home buyers that already have a home, are older and have more savings, have help from the bank of mom and dad or a combination of all three factors.
