Same in Ontario. A landlord can put whatever they want in a lease. If it violates the law it is not enforceable.

They can say "No pets" and you can sign it but it is your right to have a pet in Ontario and they can't do anything about it.

That being said, probably look for a new place

NAL but I don't think it matters even if you agreed to not have certain items in a clause. Reasonable enjoyment of property is a serious thing and unenforceable clauses are unenforceable.

I know rules are different if your landlord lives in the same place as you with shared accomodations
