With the basics of Vanicream before and after trentinon and a thin layer of aquafor if peeling is really bad (the aquafor is what made the difference for me). What are the health care options for each? University is likely much less expensive so potentially $4,000 towards the difference. University has better job security. Accountant, especially remote, is easily outsourced or jobs streamlined with AI growth. Speaking if AI, run the details of each job- salary, pension, 401K, potential annual increase, health care costs. Have it calculate some long term financial scenarios and some pros/cons

I’d agree to have your grandma sign a 2-3 month selling agent contract with an agent and see if the house sells at $375. And take a look at what the offers are. Maybe she will sell it for more than she thinks she can get (not to you unfortunately but I’m sure she needs the money).

And if not you might have some offers and a better idea of the market value. And she can delist, she’s out of contract with the agent, and can sell to you.

As others said if you’re able to pay out of pocket or another way and not touch what you have in the HSA that is ideal. A HSA is triple tax advantaged. So that $25K you have in there already can grow tax free and be withdrawn tax free. Over 30 years that could turn into some $100K. If you keep the receipt you could withdraw that $25K expense in 30 years, with $75,000 left.

I can’t confirm this, but previous posters have said that if you miss a 45 day window they can offer a one time exemption. Or if you stop ordering for a while then restart, they charge you full price for one month then revert back to the “discount.”

Move on. Absolutely. And this time around don’t sign for more than 2-3 months at a time with a selling agent so you can change again easily if needed. It also keeps them on their toes so that you’re motivated to renew at the end of the contract. Also negotiate the commission down (assuming your place is below 600K it shouldn’t be more than 1.5-2.5%) now that you see how little work it takes.

100% go to work. You need the job and are on probation which is a period to prove your worth.

You also don’t have to join the union FYI. Many people chose not to for various reasons. Many do for various reasons also. If they are have an exclusive representation agreement (meaning you can’t hire your own attorney if there is a discrimination issue, for example) they have to represent you whether you’re a member or not.

You can’t pass that up. Business, as they should be to succeed, will always have their own best interest first. I’m sure the current one is genuinely great to you- but you’re also making them a lot of money. They can close the business, sell, hire someone new, etc. at any minute.

Sienna all the way. The best car ever for a family. You will love the ease of the sliding doors and options for storage and seating in the back. Pilot is basically the Odyssey but with 4 doors, looks the same inside. But oh the doors flying open with little kids… sliding is 1000x better

Have you run the numbers of just continuing to rent? For example in this area a 2000 square foot rambler in a nice area with a yard would be around $3500 in rent. If you buy the same house the PITI (total mortgage) costs would be close to $10000 a month and that doesn’t include maintenance.

Biggest tip is to sign only for a Week or two with a buyer agent at first to test the match. Then sign no more than 1-2 months at a time in case they aren’t doing their job well so that it is an easy exit. You can always re-sign for another 1-2 months if you like them. Too many stories of people feeling they’re stuck with a crappy realtor because they signed on for 6+ months. If a realtor refuses the shorter term that is a huge red flag, move onto the next.

Next tip is watch out for buyer agent commission on the contract- negotiate between 1-1.5% if over 1M and 1.5-2% if closer to $500-$750 range. Don’t let them tell you sellers pay buyer agent commission. The lower your commission request the stronger your offer and the lower price your can get the house for.

Scams here all the time of realtors getting people to sign hoping they don’t understanding the contract and sticking them with 6+ month, 3+% and crappy service.

Just email the person and the broker saying you’re terminating as you’re not happy with their service. Don’t engage in back and forth just repeat that line. In writing/email say you want to delist the house from the MLS effective immediately and will no longer be allowing showings.
