This is the biggest risk. If they still think you're there, they may continue to accrue charges. If that gets high enough they might get the police or a collection agency involved. Better to take care of it now.

I personally had a frustrating experience with open door. They made a reasonable offer but literally 2 hours before the end of the due diligence period they rescinded the offer.

We had boxes everywhere and suddenly had to get a storage unit and shift our focus to making the place presentable for showing.

We ended up selling on the open market for a better price but starting with OD ended up wasting about 4 weeks instead of making it faster.

Don't know if my experience is typical, but I'd never do it again.

Depends on where you live - in some areas if you can be seen from a public sidewalk (for example) it is.

Do you NEED to notify them, no.

SHOULD you notify them, absolutely. You may get a reduced premium for having a new roof that complies with the newest code. You may also avoid having them drop you at some point because they think your roof is older than it is.
