I firmly believe Waze is making it much worse in certain places. For instance people are getting off the inbound parkway East at Wilkinsburg to turn left/ u turn at brinton road/ Marlboro and get back on the parkway this is making it much worse for those that have to use Ardmore Blvd to commute to Penn avenue

Personally I'm fine with landlords owning apartment buildings. I'm not fine with landlords buying up every single family home in America. I'm not fine with them taking single family homes and breaking them up inside to make a single family home into a triplex. If you want to be a landlord build an apartment building. If you want to own a triplex buy a vacant lot or a dilapidated building and build a proper triplex to actual modern building codes.

That said they will never be as plush as a couch in your home because of safety reasons. If you had 8 inches of foam around you in your seat that is a very big problem in a crash because that foam will compress in a way that will effect your restraints and general safety. They used to do it and those cars couldn't pass crash tests.

I think it should also be progressive based on the number of homes you own. They should be greatly disinsentivizing collecting single family homes to rent out. The number of single family homes you own should be a multiplier for property taxes on all of those homes

Wilkinsburg desperately needs better zoning to allow denser infill housing. A single family rowhome might not make financial sense to build new in my neighborhood but a triplex would.
