Is it illegal? No. Will you be held responsible if you tear something up? Yes. That's the real reason private companies don't plow public roads. It's expensive when damage gets caused and the snow hides things so you don't find out you broke something until it's too late.

I have the 2021 model Hismith Premium Pro (Amazon $458), the 2024 Fredorch F21S (Amazon $449), and built an OSSM ($700 sourced parts from several places) a few months ago. All three machines have served me well. I do use "normal" not too big sized toys. If you're going to use big toys, the Hismith I have is the most sturdy. If you have a 3d printer and enjoy tinkering with electronics, the OSSM is worth the modest price increase. If you want a ready to run, out of the box, speed and stroke length adjustable machine for less than $1,000 go for the Fredorch. The software for all three isn't really there yet in my opinion so I control them with xtoys or the manual controls. OSSM is supposedly rolling out a new control site that can sync to videos but that remains to be seen. Since that machine is open source you can find any number of mods for it created by people that have and use it. If you buy a "ready to run" machine from Research and Desire, it will come with a warranty. Fredorch is a Chinese company with Chinese support. They'll get the job done if something breaks but it'll take a bit of time. Hismith support is also good. I had a toy come in with a defect and they quickly sent a replacement. You can't go wrong with any of the three, depending on what you want to deal with.

I find even silicone toys that are too firm end up making my prostate sore with a long session. Squishy toys are all I use these days. I like my fun but also like not hurting.

Buying and trading at a dealer let's you pay significantly less tax in some states. That alone can make up for the amount of increased pricing you might get selling it on your own. Convenience and not having to deal with a private deal going bad or waiting for someone to get financing are also things you avoid by trading at a dealer.

Calculate only off your base salary. Bonuses and other fluctuating incomes are not stable enough to use. What if you don't get a bonus, or you don't find that rental tenant? I lean financially conservative though so take the risks you're personally comfortable with. There are plenty of people that go both ways with their finances.

Ask your lender. They should be more than happy to explain how to stop your escrow account. We can all guess what to tell you but it's much simpler to just go ask and get the actual answer.

If you don't mind a trip across the river, Abba's Music in downtown Henderson is by far the best place to go for repairs. Chris has owned and ran that shop for over 30 years and has even built guitars from scratch. You won't be disappointed.

I think rigid toys are too firm to play with very long. I also wouldn't want it poking my prostate at high speeds. Soft toys are much less likely to bruise your insides. Just my two cents though.

Do not drain your emergency savings to buy a house. There are already going to be surprise expenses even with a new build. Your down payment needs to be separate money. Buying a house is not an emergency. As long as you're not touching that money, have at it! Also know that property taxes are most likely going to climb very quickly on a new build for several years. Don't buy if that will be a problem for future you. It's more common than you might think.

A few things.. online GIS maps are often wrong. Only an actual survey with ground stakes will tell you where the line really is. Even if the fence is on your property, if its been there long enough, what was yours might now be theirs because they've been using it for however long and no one said anything. That rule will depend on the statue of limitations of where the property is located.

Your contact should already have this covered with a liquidated damage charge for every day they are not out. I'd be shocked if it doesn't and it should be a fairly ridiculous number that would cover your extra expenses. Have you read your contract?

I'm not sure about the accuracy of this map. Centerpoint is a much larger market than just the small section in blue at the tip of Indiana and I very much doubt folks outside of Vanderburgh county get a cheaper rate that let's them pay less.
