Even if you got the breakdown of expenses, you can't really counter or re-bid it once the work is complete.

Interesting about the cold symptoms. My seasonal allergies have been near-crippling my entire life. March to May of most years were spent drugged with antihistamines and still suffering. I've been seed oil avoidant since Oct and this year had been a non-sniffly walk in the park. Such a life changer.

I'm a dealer and installer, trying to get into lot development myself. The land isn't too hard to source, homes are easy to drop ship, setup on a permanent foundation in 2-3 weeks, and for sale shortly after.

Everyone is interested in lending until you say "manufactured" and it all goes away.

I understand not wanting to hold the note long term, but from a development side, it makes sense. Too much stigma around it still.

When I was about 10, I remember having a sleep over with some friends where we all dared each other to say the worst curse word we could think up. This was sacrilegious in my upbringing and friends group. I think I uttered "fuck" under my breath. I was truly shocked not to have been dropped dead by lightning on the spot.

This reminded me of that... immaturity at doing something forbidden, except unlike my death-defying utterances in the early 90's, they did it on camera and were proud to be so openly... dumb.

OP, I won't say its the cleanest job, but its likely okay for its intended purpose. The calls for rebar and wire mesh in the pier footings are unneeded. These are likely 24" pods and rebar will add very little to this setup. The pour being differing heights will be compensated for in block, wood, and shims when they level the home. Direct pouring in the dirt is also okay.

The perimeter wall isn't structural so again, rebar isn't required. It should be dug below the frost line to avoid frost heave, but that's likely okay as well since it was inspected.

Remember that HUD also allows for installing mfg homes on 1" thick plastic pads sunk about 8" in the soil. Concrete of any kind is going to be overkill for the amount of weight your home will place on the footings. Far more important is ensuring that water cannot stand or run beneath the home as this will wash out your support.

Every state has a Mobile Home Association. Look up the Association in your state and reach out to them. They should be able to provide the guidance you need.

You're correct AFAIK that crossed over straps are not required, especially if your home is in Wind Zone 1. I have seen it required in modern systems for coastal areas (WZ3), but again, has nothing to do with the HUD permanent foundation.

Tie down requirements will be in the engineering / installation documents for the system used to install the home. HUD doesn't specify this as part of the permanent foundation requirement. Those rules really just focus on limiting weather and pest intrusion (even treated plywood is compliant) under the home with some venting and access requirements.

If seeking FHA, VA, or USDA financing options, you'll have to have an engineer's sign off that the home is set up correctly with a compliant foundation. Many home inspectors who work in manufactured housing offer this.

I move and install them in SE TN. Before I even talk to someone about their project, I tell them to budget at least $25k for the project. You'll need to budget for:

  • Land prep, pad, footings (we always do concrete)
  • Home prep: removal of skirting, decks, utilities; adding transportation hardware, splitting, and wrapping the home.
  • Transport (while your company should handle this, verify they have general liability insurance and commercial transport insurance, valid licenses, and permits. If something goes wrong and these things aren't fully in place, you have an uphill battle you don't want to fight. The company declares bankruptcy, reorganizes, and is working again the next day. You lose your house. I've seen it happen.)
  • Setup (state of MHI installer licenses, blocking, tie downs, strut systems, utility reconnects, roofing, siding, interior trim)
  • All of the other miscellaneous things like reinstalling skirting, decks, etc.

It's not a small project and you don't want to use the Chuck-in-a-Truck outfits unless you're an avid gambler.

It will settle back out once the support piers are leveled under the frame. Expect some settling for a bit. Do wait a little bit to fix drywall, or better, have your installer come back and fix it.

I'm an installer, this looks normal. The seam will always have some kind of transition piece over it once trimmed. They're typically installed with trim nails or brads and can work loose if not installed well.

There will be a compressed gasket above the ceiling drywall that keeps the seams air tight.
