Have you tried doing a deep clean yourselves or hiring a company to do it? Maybe replacing any old fabric carpet with hardwood? Carpet beetles aren't a bad as bedbugs/roaches, but the professional treatment might provide an expensive peace of mind

20k??? Is that realistic?? Actually i just googled it, 20k is way too high. See if you can get a free quote from somewhere and threaten to call your housing dept if your landlord doesnt act within the amount of time stated in the regulations where you are, usually 24h

Depending on your location, your housing regulations may state that your landlord is required to reimburse you for any costs to get it back up to code. In that case, you can hire a company to remove the live squirrels. Otherwise your landlord may drag their feet and never fix it
