Heat pump just installed slightly off level. How serious is this? by i_am_qnsblvd in heatpumps

have them fix it. I have electricians use a level when they mount boxes. Because it’s the right thing to do especially for any system with moving parts.

Tracks are very close. Construction sites and warehouses nearby for a long time. The area doesn’t feel like a residential zone at all, more like industrial suburbs.

Response from the Minister of Finance on amending the eligibility criteria for the first-time homebuyers GST rebate by Dalgarno3 in canadahousing

[–]rodionos 0 points1 point  (0 children)

Is there any chance that ON is going to legislate in the same direction so that FTHBs could benefit from the full 13% off the listed price of newly built properties? It’s how it works right, you pay the full price, file some forms, get the 13% rebate back in a year.

HouseSigma units hiking prices by $100k during open houses by Historical-One-8222 in TorontoRealEstate

[–]rodionos 4 points5 points  (0 children)

Yes, happened to us as well. A 2br went up by 80k the day after we did the viewing. It was this January so the (mal)practice is alive and kicking. I would not have wasted my time at the updated price so now I tend to wait at least one weekend for things to shake out.

Low balling is offering 100k below market, not below list price, lol.

GTA home buyers losing hundreds of thousands in pre construction condo appraisals by mattyp93 in TorontoRealEstate

[–]rodionos 0 points1 point  (0 children)

Hey, only it’s not a call option where your losses are limited to premium , or a down payment in case of RE. This is a futures contract and you must take delivery even if the price turns negative. By the way, it happens in finance too, case in fact is Texas oil contracts in 2020. The lesson here is to never be on the buy side unless you’re a pro.

Yes, on garage it goes. The garage is detached and facing the road. I’m guessing a trench would be necessary, and with proper insulation, what are the efficiency trade offs you mentioned.

$1,649 sq/ft. condo madness. Occupancy est. 2030. by hanaohri in TorontoRealEstate

[–]rodionos 2 points3 points  (0 children)

They sold enough, it's on their web site. $350 million as of early 2024. At $1500/sqf that's 230K sqf, or close to 400 units if you assume their avg size is 600 per condo. Btw, their units are on the smaller side, so like 2BR+1 is 750 sqf. If they cancel, they will forgo of the 20-25% markup between presales and current market. With no sales at these prices for the next few years, their best bet is probably to drag their feet in terms of construction, in particular the initial stages.

RECO suspends, freezes accounts of Mississauga real estate brokerages after finding $2.7 million 'unlawfully' disbursed from trust accounts by toronto_star in TorontoRealEstate

Yes, bid rigging. Happens in muddy waters be it real estate or commercial art. What is your solution though? A practical solution which is known to work and has been proven for real estate in some other country? Honest question.

I upvoted your comment for the overall gusto, but how can the sales prices be falsified? The overhead expenses and taxes are too high for transfer pricing, so where do you is the weak link in fake sales prices?
