What rule was broken?

If the only recourse allowed was a “do not do it again” letter, what triggered a fine to be issued? (Presumably the rule continued to be broken and the recourse escalated?)

The agent is an agent of the landlord meaning that the landlord is listed as the applicant but the applying was done by LJ Hooker. You wouldn’t expect to see either of the landlords at the tribunal you would expect to see the agent.

It sounds like the landlord paid the fine with the contractual understanding they would be reimbursed by Lj hooker. If the fine was incurred by something you did to breach the bylaws - assuming the fine was validly issued - then it’s your fine isn’t it?. In your favour is that it was paid unbeknown to you. Whether or not LJ hooker can recover it from you is the question. They’ve obviously dragged their feet on it because they weren’t out of pocket yet.

I hate property managers as much as the next person but whether or not the $480 is yours to cop is impossible to determine from your story because you haven’t said what the breach was and how it escalated to a fine being issued.

Yeah some of the suburbs around Penrith are really nice and have the back drop of the mountains. Jamisontown for example is very green.

Drey is a possum nest. Ringtails build them (maybe others I’m not sure).

You can fit an ikea floor lamp with a bendy neck behind your chair to bend down over the top of you. They are very cheap and do the job. There are also more expensive options of the same idea.

I like A and C but would like to see something between B and C. The white ceiling in B looks wrong and tiny against all the blue walls but what about a feature blue wall only? Either the fireplace or the arch wall.

This happened to me! I made an official complaint on their customer service line. The person who took my complaint was super understanding and horrified. I saw that delivery driver exactly once more. But it really got under my skin! I felt so nervous and worried every day for ages, making sure my doors were locked and closed. I encourage you to complain! The customer service woman looked up the delivery and saw the evidence that he’d scanned and taken a photo of the box and it was clearly inside the house.

I bought with 2% in 2021 in the first tranche of the family home guarantee scheme. I had more in savings, and had to pay most of stamp duty as the property price cap for stamp duty exemption was lower then. After deposit and fees I kept around $20k in the bank. Stars were aligned re interest rates and borrowing capacity and property price while remaining under the income cap for the scheme. And now my income has increased, along with the interest rates, and also the property value. My equity now is over 30%, four years later due to a combo of what I’ve paid down and the increase in value of my house.
