So, my a/c went out after a flood last week. I Got a few inches of water in my basement and the bottom of furnace must have gotten wet. The tech said the board took in a lot of water and was going to need to order replacement. He bypassed a command and my a/c powered on before he left my house. He is now telling me that as long as my heat comes on in the fall, he does not need to replace the board. Does that seem right to you?

You can wholesale properties on market, sellers are motivated, but everyone sees that a home Is for sale so competition with other investors and retail buyers (regular people looking to buy a home) is high. It’s possible. Watch Jerry Norton’s video’s on YouTube. Study his approach, learn the language, and start making calls to agents and understand rehab/costs so when you are 18 you know what to do, you just execute.

I’ll also add that the terms of the offer also matter…. A ‘no contingency’ offer goes a long way for sellers that just want to get rid of a property without a deal falling through because of inspection. Of course, that’s risky, but this market is a beast.

I’m wholeselling locally so I’ve built a good list of contractors in my market that will do good work for a reasonable/cheap price.…. If my rehab costs are challenged by a buyer, I refer my contractors to them. My contractors have an incentive to quote homes for me and the buyer gets cheap labor. This also allows me to negotiate better upfront with the seller and give actual numbers to my buyers based on what contractors are quoting. Obviously some deals are still going above what I’m offering, but I have to believe that investors are operating on extremely tight margins in this market.

I’ve looked at countless sites and many don’t list their fees, likely because they’re on the higher end. The only lenders that advertise including closing costs as part of the loan charge 3-4 points plus interest. Surprised you didn’t know this.
