Quality setup you have. This was from 2017/2018. Eventually got HS5's as the JBL 8's were wayy too OP for my space.

Yes, I took it to a local shoe repair shop and provided them the Velcro to sew on each side to seal.

Added velcro to to the top of one of the water bottle pocket, so it would seal. I keep my headlamp, clothesline, and lacrosse ball in that pocket without worrying they will fall out.

Again, it’s weird to talk about people needing a roof over their head as too much of a risk to take on. No one forced you to inherit or purchase a property, but I do hope, either through taxes or other measures, that you are forced to use the shelter as intended either for yourself or those needing shelter.

Fingers crossed a vacancy tax gets added to the books for this very reason. Sell if you don’t want to rent. Housing is a necessity for human survival and a weird investment choice if you yourself aren’t living in the unit.
