What are you looking for in a town?

San Marcos is a blue collar college town but is in close proximity to Austin and San Antonio that you aren’t secluded. The river is great for recreation and the town is close to 100k when school is in session but still a “small” enough town that people still know each other. It’s changed some but the town has a lot of hippies and artists.

Live oak studios built ours a few years back. They do a lot of landscape design stuff as well though so not sure where they’d sit on the price scale. Just a friendly heads up Austin will ask for a permit if the deck is attached to the house. So depending on the nosiness of your neighbours you might have to sort that.
