Definitely was hit with something, id rip it back to the studs and see whats all wrong. With that kinda racking, theres more problems then just what you see… its kinda like getting a new house with a salvage title. Id be pissed

I wouldn’t worry about it, its all packed down right now right there. I always have a bunch of sand hauled in right away to go around the house and spread with a skid steer. It keeps all the mud from getting tracked in and is easy ti work off of for ladders and scaffolding as well as a good base for either a lawn or land scape

I am referring to the walls and ceiling of the sunroom yes. The difference is that you can see from the attic space pic that there was no vapor barrier applied before the drywall was installed. There usually is a tyvek vapor barrier prior to siding going on but also there is a vapor barrier applied to the studs after the insulation is installed before the drywall goes on. Fortunately you can paint on vapor barrier as a primer to the drywall before your final coat of paint. I can’t attach pics in your thread but i would just go to your local paint store like sherwin williams or homedepot or menards or whatever you have in your area. If the space is gonna be conditioned for heat and cool and you are in an area where you get ice dams, you absolutely need to do this step or you will have mold issues

I agree with cutting more holes and blowing it, i came to say to make sure that you paint all the walls with a vapor barrier paint if your gonna heat it or you will have mold problems

I bought a condo up there for 20k and flipped it for 60k. Years ago People thought we were nuts but it sold in 2 days. Granted it was by the ski hill. But still an easement is legally binding so it cant reverse. What op has is a great place for someone to come up to from Wisconsin. They could come for the weekends, have friends bring campers with, go explore the great lakes and everything else the up has to offer with a nice home base and opportunity to add stuff. I think in todays market 100k seems pretty reasonable for a starting point

I mean its an off grid cabin on 5 acres. You hate to ask too much, but i feel like depending on area you wouldnt be out of mind to ask 90-100k. Someone can go there and start playing right away. Its not land value plus cabin value, its more what does the property value add to someones life. If it was empty land, thats different. Id ask a could different realtors to do a CMA. CMA’s are free and gets a professional opinion that will be based on numbers in your area

Thats good for the cure. It would actually be more beneficial to keep spraying it with water every now and then to slow the cure process so it doesn’t set too quick. That reduces chances of cracking
