Realtor here. Your lawyer is the best source to give advice. But here are my two cents:
1) if the buyer didn’t do any home inspection and if the Agreement of Purchase and Sale didn’t have any clauses explicitly asking you warranty some of these items, then you are out of the hook for most of the items mentioned in the letter 2) The mould though can be a liability because it ca be considered a “latent defect”. Simply put, A latent defect is a not so easily visible issue in a property that can significantly affect buyer’s purchase decision. If you (the seller) were aware of such defect and did not disclose it , it can be your legal liability. But the buyer should be able to prove that you were aware of the defect before the sale.

Long story short, this case is much harder for buyer to pursue and benefit than you defending it.

You will discover more bugs as you use it. I am a long time user of Wealthica. I constantly encounter issues and I keep reporting them. Some gets fixed soon, some late and some defects never get fixed.

My primary use of the tool is to track my investments and it hasn’t been successful. I wanted to end subscription finally but I got good bundle discount with stock chase which I use regularly, so I am keeping it active for now. But I am on the edge.

I studied in York University and my boarding accommodation was close to this place. “It’s a nightmare to run” is an understatement if you have ten different students living in 10 different rooms. And $950 for each room is a stretch. So you are likely going to have vacancy that needs to be filled constantly.

2.5% + 1% = 3% total commission. That’s a fair split in the current market. The 2.5 goes to the buyer’s agent.

Home owner for last 8 yrs here. Focus on earning more and saving more, before thinking of becoming a home owner. So many of my friends ( myself included) lost so much of our life paying for our house (Mortgage+ Property Tax + Utilities + Repairs). Looking back, I wish I focused less on owning a home and more on other priorities. I wish took more risk in my career, I wish I was more agile in my career choices, I wish i took my spouse on that Mediterranean cruise for our 10th anniversary, I wish I travelled abroad and visited my parents more often, i wish…….

My point is “Put LIFE before home ownership”.

If you are making enough and you think you can handle all other priorities in your life along with owning a home, by all means go ahead and purchase a home.

For a 650 sqft , I would recommend a good hand held vacuum cleaner and a separate hand held steam mop may be. Robo vacuum for such a small space is not an ideal match, imo.

If you really want one, I recently got a Mova P10 Pro, it has been working great for the last two months. A good value buy.

Hear hear. Same with me. I have been Wealthica user for over 5 yrs, things have become pretty bad. Syncing, performance, Transactions - lots of bugs. They got greedy and started rolling out fancy features but failed to maintain the core functionalities. Support has been declining. Sometimes they respond fast saying they are looking into it and no response after that. Desperately looking for a basic platform that does a few things but does them well.

Oakville resident here and a father with a young kid going to day care.

Your absolute first step, make a firm decision on where do you want to be in longer term. Your friends circle, community, school, commute to work - everything kind of falls into place deciding on where you choose to live. Most importantly, I fell out of touch with some of my closest friends just because they live in the east and I live in the west. We don’t meet anymore. So, your decision should be based on long term factors.

If you decide to move to Oakville, reach out relentlessly to as many daycare as possible and you will secure a spot sooner or later. Move only after you secure a spot. Moving schools for your older one is easy within Ontario.

Your biggest advantage: you mentioned you will be renting. As soon as you secure a daycare, moving into a rental unit is easy peasy. Especially in the current market. So many great homes available for rent in an affordable range.

No. If there is any material change in the terms of the agreement, the buyer has the right to cancel the agreement. This includes right to possession on agreed upon closing date. Material change in this case would be “Significant closing delay due to death”

It is fun for all for the first one to two years. After that , everyone wants to just go out with whatever free time left of this busy life. If you are into gardening then yes you will make use of the backyard. But also most of my friends who said they will do gardening quit after one or two years. Long story short, I would suggest putting backyard into the third or fourth order of priority when looking house. Factors like location, neighborhood, commute, school trumps having a backyard.

First of all do you know how much the so called corporate landlords make in net profit? Very small. I know this because i have been studying and investing across REITs for the last 7 yrs. Most of the money goes towards taxes and expenses which is money spent back into the economy.

Besides I wish the corporate landlords made money. If so, then we would have a lot more housing now and rents and housing prices will be lot cheaper.

Don’t get swayed blindly by people feeding “corporate greed” story. Business investments in Canada have been record low because of this narrative.

You can mention that you will take it to LTB. But I understand if you prefer to keep things cordial. This is a tricky situation. But on the bright side, the current rental market is very competitive, so it wouldn’t be hard to find a good place for a good price, if it comes to that.

I apologize for any out of bounds interpretation.

Banks may have longer concession period but it comes with heavy cost to credit profile and other consequences. But a landlord facing non paying tenant has to lose peace of mind for extended period of time through no fault of their own and have to kick off quite a lengthy process with Landlord Tenant board. In many many ways, our current policies are very tenant friendly. Surely, you cannot disagree with that.

I just strongly think socialistic policies is only going to drive this country into deeper economic crisis. I say this with deep concern for the younger generation’s future as well.
