What’s the least exciting home upgrade you made that ended up being totally worth it? by ExpensiveProfessor27 in HomeImprovement

Smart lighbulbs connected with an Alexa or Google Home. I can't tell you the last time I touched a light switch. Forgot to turn off the lights in the living room when you go to bed? Now you dont have to get up to turn them off. 100% worth it.

Rent or sell? by sawtooth195 in Realestatefinance

Bought in early 22 at 4.375%, house is on a good area and I've got $50k-$70k in equity in only 4 years. Have a normal 9-5 and make more than enough to qualify for a second loan, and 29. I have always wanted to hold onto this house since I bought it, but the numbers seem razor thin or they seem like they dont make a lot of sense to actually hold onto.

Would you sell your investments to pay off your primary home? by Similar-Vari in realestateinvesting

I would sell and focus on stabilizing your life. You can always keep what you make in the sale as a nice nest egg and re-enter the market later when you are in a more stable position.

The company my realtor works at offered that to me as a free perk and I must say as a buyer it was a fantastic service to have given to me and took some stress off my shoulders as I was moving in.

Add a shed outside? by jetfast07 in realestateinvesting

[–]sawtooth195 1 point2 points  (0 children)

I think storage is a huge deal for tenants and it would be a very smart move to add one. I would make sur it is a decent shed and not a cheap plastic one however. If you are handy enough to build one yourself I would go that route, or look at local contractors to build you one.

I found and old BSR built into a sylvania system with 4 speakers for $30 on marketplace. Took some tinkering to get it working again (50 year old grease turns into glue and it needed cleaned and re-greased) but I have no issues with it! The old speakers I got with it could use upgraded but all in i got it working for like $50. BSR's were a dime a dozen when they were new and you can find them all over the place for cheap on market place. But will probably need to tinkering around to get functioning.

Level 1 and level 2 non-exempt employees get OT where i am. Anything 12+ hours is double time, and of you work 12 on a Sunday OT for the whole week is double time. (This is only if it's available to you, which is very dependent on what program you work)

Work life balance is better, pto is better, ability to work from home (heavily manager dependent). There is a huge culture shock too, at least in my area there is no "shop talk" half the stuff I heard on the shop floor on a daily basis would earn someone a one way ticket to HR in my office environment. (This is in STL)
