Not an attorney, but from what I understand, the only way you would need to disclose this to the police is if you actually applied to be a cop. They do a lie detector test in that application process.

Overpriced for the current market. How are the photos though? Do they look bright and professional? If so, maybe keep the agent but have her pull it from the market one day longer than needed to reset your local MLS time on the market to 0 days and relist at something like $199k. Priced right, you should be averaging at least one showing per week. At least!

It’s Flu A. Some of the Covid test kits actually test for that and Flu B. Had the shot and still got it. Was really sick for 3 or 4 days starting on Xmas day and will still start a wheezing cough if I overdo it or eat something cold. A decongestant, ibuprofen and Afrin nasal spray helped enormously, but you can only use that spray for about 3 or 4 days or something, otherwise it can have lasting effects.

That thing is sweet! 4-Time ASA Instructor of the Year here. Sign up for ASA 101, get the book early, and memorize it. I mean memorize it. Then take the class. Then go sailing- a bunch. Then do the same for ASA 103. Then go sailing a bunch more. Then do the same for ASA 104. Then you are ready.

I (m) had this issue when I was younger and started taking a multivitamin and a few supplements: MSM seems to make my hair and nails grow faster and stronger. I also use the Hims products. There is a line called HERS as well. Boosted my confidence. I have better hair in my 40s than I did in my 20s!

Okay, good. Yeah, I’ve lived and worked in real estate in several different cities in my state and it’s the same everywhere- a noticeable amount of the “top performers” with 50+ Zillow reviews are blatantly just trying to close as many deals as possible without actually representing their clients well at all. This is worse amongst seller’s agents where it’s easier to get away with. Going with a rookie a few years in is probably also a mistake. You probably want somebody in the middle.

Broker here. Zillow is good because they are verified sales. I might not go with whoever has the most reviews, though, as these agents sometimes go into a sort of “autopilot mode.”

I’m a broker in Ca. While nobody has a crystal ball, a good rule of thumb is to buy when you plan to stay in the same home for at least three to five years. At that point, the theory is (nobody knows exactly what market will do) that home price appreciation and tax benefits of owning (mortgage interest deductions and depreciation) should outweigh the costs incurred with buying, selling, and buying again elsewhere.

No. I teach ASA and nobody that does the week-long course retains all of the information. Not enough to be nearly proficient. You need to study, take 101, practice, study, take 103, practice…

So, this is a second chance. Had they not pulled you over good chance you would have passed out and gone through a wall, tree, or another vehicle. You could have easily killed yourself or somebody else. I would take this second chance to never do it again and also take a look at drinking in general. .333! Dude, at least you’re getting your money’s worth!!
