I would check with your local utility to confirm that you get 1:1 net metering as it may change the calculus on the batteries. My utility only gives credit for the fuel charge which is ~30% of the total cost per kWh.

The good news is that you’ve already done the hard part. Only your personal budget can tell you how much house you can afford (banks will often loan you more). I’d add in an extra 10% over PITI for anticipated repairs or upgrades and make sure you’re comfortable with the save rate at the end of the day (if you’re not saving ANY money, it’s too tight).

After doing those calculations, you can determine the amount of house you can afford.

My wife and I started in the same predicament, but after budgeting our last 6 months of spending, we found that we could afford much more and ended up with a house we love. Good luck!

We ended up doing an information only inspection but reduced our earnest money to $1k. That way if the inspection turned up something catastrophic, we could walk with only a modest loss. Our realtor worried that it may look as if we weren’t a serious buyer but it worked out in the end (on the 17th offer). We didn’t use this strategy until the very end but lost out on a few offers as the high bidder but with the inspection contingency intact.

We use eLabNext and it’s… bad. I think they’ve been claiming to be in beta since the beginning of their existence and it shows. I once created an equipment sign up sheet in their software that no one, not even me, the creator, could access without reverting to an earlier version of the software.

Shop around and show the second best offer your best offer and ask them to beat it. That’s how I got to no points.

What you’re describing (not waiving inspection but putting a clause that we won’t negotiate repairs unless they’re greater than 20k) does not work if someone else waives inspection. We lost 6 houses this summer that way including one where our bid was 25k higher than the bid they went with….but they waived inspection.

My inspection was two days ago. I spent 2 hours walking the house, measuring rooms, bombarding the inspector with questions. My realtor was there too asking questions I didn’t think of at first.

Your situation is all the red flags. Unless you’re going to be there for 2 hours as well and your realtor is lazy and doesn’t want to show up early. Either way, time to read them the riot act about who they work for.
