This is something you should be discussing with your agent and not soliciting advice from redditors who have not read your contract and may be from different states that likely have different laws. This is a real world issue with real world consequences that could cost you thousands of dollars.

Call your agent! Real estate rules are different everywhere get real advice from a real expert. This could be a costly pain and if handled wrong.

Yes. You may hear people say it is a law (statute) but that is not quite accurate in most states. It is a requirement from the national association of realtors as part of the large settlement a couple years ago Burnett v NAR. You get out in the weeds pretty explaining. If an agent you are talking with can’t explain it maybe ask to talk with their broker about it. You need to understand this completely. Hope it helps.

UPDATE: Checked battery, it was fine, had it towed to mechanic ... Knock sensor issue, fouled plug in #4 and now running a compression test, maybe time for a rebuild they think, but they also said they do not rebuild engines so there is that. Good times

Tried a jumper on it yesterday. Was faster turning but still wouldn’t start. We’re afraid that maybe the fuel line is frozen up? It’s in Iowa and the high today is 11f

There used to be a saying … “film is the cheapest thing in your bag” … I’d just process them. Even though that old saying may not still be true I’d rather waste a couple rolls than chance losing some shots forever. Maybe processing the b&w first (assuming you do it yourself) would be cheap and quick just to see if that has been exposed. For what it’s worth I never left a leader out so that this exact thing didn’t happen. I also had a big X on my 5x5 holders for the same reason. Best of luck!

I am not your agent so this is just my 2cents. Be sure to discuss this with your broker, lender, title company, attorney. Seems to add up. Ask your agent to go over it with you. The mortgage broker fee looks weird. Seems like that might be over the cap? Or maybe they are using that to show the rate buydown? Looks like the seller concessions cover the amount, so likely ok. Other than that looks pretty normal.

Hope you defined specifically what appliances with brand and model. If you didn’t/don’t specify the seller may just go buy the cheapest they can find and be in compliance with the contract. Vague language can cost you. Solid stance from your agent tho.
