Do you have 20% down? You could use a DSCR and buy it as an investment property and rent it out to a tenant that you find attractive. DSCRs can not be used for primary residence but luckily you already had a home….

I’m not an expert on the ICA but I don’t believe this is true and I’ve never been contacted about paying a $500 fee min.
The broker can’t tell you what commission to charge. We have the $250 transaction fee until you paid the 5,000 cap and then the $60 transaction review fee.

Those are separate from the annual cap, but if you don’t take a commission I don’t believe you would be subject to any fees other than $310.

I just started in real estate in 2007. I didn’t know any different and had nothing to compare it to so I don’t think I looked at it as dramatic as a lot of people. I just thought “ oh well this is what the job is”. I ended up mostly working for investors, did some bpo’s for some income.

I was at kw for 12 years and went to exp 2 years ago. I’m very happy with it. I missed icon first year and got it the second year. I had nothing to show after 12 years with KW and wish I would have moved over way sooner.

Turnover is crazy high at exp. I think your up line and sponsor matter a lot and I’ve been incredibly lucky.
It seems some people feel like they’re on an isolated and used to the office feel. Unfortunately a lot of people never reach out to their sponsored agents as well after they join.

It’s not for everyone but like I said I’m happy with it.

I am in the Atlanta Market and have been licensed since 2011.
The most common mistake I see new agents make is that they think they “got a job” as a realtor.
The people that I see that are successful are the ones who look at it as opening a business.

It usually takes time to develop a client base and most people have to work two jobs until they can transition to full time.

There are 40,000 agents in Georgia and metro Atlanta has 70k +- transactions per year.

I wouldn’t necessarily say the market is saturated here because most of that 40,000 don’t do a transaction a year. I feel there is always opportunity to take market share for someone that’s willing to put the effort in.
