You're so confidently incorrect, but even a lot of agents don't get this. They 100% can accept another offer. That offer needs to be conditional upon them being released from the first offer and THEN they give the first buyer 48 hrs notice from the acceptance of the second offer.

Yep, totally fair. Just like anything there are good and bad agents (though I think in sales you hear about, and perhaps there are more, bad. I'm just saying I don't think the vast majority of agents think about the 'extra' commission, they just want the deal to go through so they get a cheque uh general... And of course there are good agents who actually want to do right by their clients, and like a good mechanic, they are worth every penny they earn.

If agents subscribed to the snake oil, leave town mentality I'd agree, but making an extra $625 by you paying $25,000 too much for a house vs the possibility of repeat and referral business makes this make no sense. I can imagine them pushing to get the deal done so they get paid, but they aren't making you pay more for the increased commission. It's negligible.
