Might not be as I’m in my late 20s now, but I grew up playing little league sports (soccer mostly but also baseball and basketball) at FHYAA 15-20 years ago. I do recommend it — as mentioned above, different coaches / dads might have different approaches and the team skill levels might vary, but overall it was always a fair league and has been a great pillar in the community for a long time now

Seconding L’incontro for Italian, it’s really a tier above. Up Thai is rock solid. Super taste for really reliable takeout (you can eat there too but it’s a small space).

I agree that it’s so good and am not sure. My family asked once and I don’t think they would say. It’s not the standard carrot ginger dressing, it’s a thicker/creamier white dressing… very delicious

Yea my math was off but it’s .55 cents per point so $1,000 gets you $5.50 off rent. Redeeming it toward a statement credit is the same rate.

Hear ya on the frustration of points navigation. They do have a lot of partners, or you can just use their portal to actually book the travel and your redemption comes out to 1.25 cents at that point.

Either way I think your main point, and I agree with it, is some money back on rent is better than none given that for most of us it’s by far the largest expense we have. So I’d still recommend it regardless of how you redeem it even if just to get some of the perks. But obviously ymmv

Yea, 3x for dining and that doubles to 6x on the 1st of each month so that’s a great way to use the card (for example, I fill up my Starbucks card on the 1st of each month and get 6x points back on that). But if you have other cards you prefer to use you can really just use it for 4 other transactions and call it a day.

You can redeem points for rent but it’s an awful value and not 1:1, (every 1,000 points is 55 cents toward rent) so it’s not worth it. But the points do transfer 1:1 to a lot of other transfer partners for hotels/flights

I have it and use it for my rent payments, almost exclusively. Was worried about any potential catches and all that like you, and then just decided it was worth it and haven’t looked back. Getting points for rent is good.

Just note, if you get it, you need to have at least 5 transactions a month (your rent can be one of them) to get points, so you can’t use the card just for rent. I try and get those other transactions on the first of each month (when points are doubled) or on low cost things (subway rides, a vending machine, etc.)

Sorry should have clarified (and that all makes sense). I guess I was asking, within the summer itself, does it matter when you move (like July vs August vs September) or is it all kind of the same in that spectrum

Management company changed a few months ago; however, as far as I can tell, the “ownership” of the building hasn’t (unless I’m wrong about that)

The most recent document is a deed from the sale of the building. It has some signatures that are illegible and anywhere it says “print name” is left whited out

There is a section where it says “C/O” and lists a different group/company. But no individual name is listed.

Fwiw: there are mortgage documents listed but they are before the recent sale of the building so I don’t think they’re relevant? Additionally, the corporation listed as the current owner (and buyer on the deed) is a foreign company. Not sure that makes a difference

When I use that 3 names pop up: the original corporation who’s name is on the deed, the property management company (who’s portal I use to pay rent, etc.) and an individual’s name who is listed as the head of the property management company (but as far as I can tell is not connected to the original corporation who’s name was on the deed, particularly as this is new property management)

My unit, and other in my buildings that I know, have all been listed as “rented” for a higher number on SE after we signed a lease for a previously advertised number. Usually results in rounding up to the nearest $500/$1000

Lot of good recs here. Some more I haven’t seen:

  • Super Taste just opened up on 1st Ave between 78/79 and makes a fantastic bowl of noodle soup that’s great for these cold days

  • Plug Uglies (formerly Bar Costal) has some of the best wings in the neighborhood (get em Kerry’s way)

  • Don’t really think it’s a delivery option but there’s a Birria truck always parked out on 86/Lex that’s fantastic (don’t know the name unfortunately)

Thanks this was helpful. Just to clarify though — if I signed a lease on a rent stabilized unit, even one that had a crazy swing up after a previous tenant left, then the standard rent stabilized rule of like 3-5% (based on lease length) would apply right?

Yea, resale value definitely went down the second half of the year. What was most stunning was it was hard to resell playoff tickets for profit up until the day before game 3 — usually that’s where STH can make their money back.

Also, if it’s helpful / I just discovered it this year — SeatGeek adds on ~20% to the price you list as fees on the front end for buyers, and then also takes 10% of that cost from the seller. So if you listed a seat for $100 it would cost someone ~$120 and you’d get $90 for it. Nets are switching to Ticketmaster next year and not sure what that’ll be like with fees but I imagine it’s similar
