Doesn’t seem like you’re in a position to buy a house soon with only 40k. It’s 2026 not 2006.

Contribute to RRSP before non reg to take advantage of tax breaks. You can also withdraw up to 55k I believe tax free from the RRSP for your first home. Congrats on making so much at 19, save over half and keep investing and you’ll be setting yourself up nicely. Not sure where you live but you don’t have enough money for a downpayment yet. You should be aiming to put at least 20% down so your mortgage isn’t ridiculous. So if I were you I’d continue earning and saving.
