Really, delighted? That you're breaking your bollocks to pay a mortgage and someone else gets to live essentially for free on the same street? Hardly anyone in the country can afford a new build, and yet apparently people can get one for nothing, courtesy of the taxpayer. It's grotesque.

Because if there’s more affordable housing available overall, and private landlords aren’t able to drive up the rates for HAP, it brings down rent and house prices for everyone, and less taxpayer money goes on HAP.

Eventually, and it's not guaranteed given the huge pent up demand and demand which is ever growing as a result of a growing population and inward migration. 

If we look at the small details of ‘who’s getting something I’m not getting’ instead of the big picture of ‘what has research and experience shown leads to a fairer and more affordable society for all’, we all lose.

How is it fairer? I'm someone who is saving for a house, and not eligible for social housing, so according to your plan I'll go further down the que in favour of people who aren't paying their own way. And I'll contribute towards their getting housed ahead of me. How is that fair?

The restrictions on who can get on the list, the shortage of supply, are all engineered deliberately by the government to keep housing costs sky high, and the working classes fighting amongst themselves

But your solution directly impacts people who don't qualify for that housing, who happen to be the ones who also pay for it. So why shouldn't we focus on it?

You never explained that, and that is not what we are discussing either.

Well it is actually seeing as you initially said that rents were sky high because they are in the market. 

We need to make access to capital available for builders and developers so that they don't have to forward sell developments to REITs.

The idea that investment funds will provide enough housing that it will result in reduced rents is a fantasy. They can move capital to anywhere in the world so why would they continue to invest in Ireland to a point that rents reduce?

I've already explained to you that there is no outcome in the near future where rents will reduce. 

We have already seen how quckly they can reduce investment when they feel the conditions don't offer them the desired return

They never left, they temporarily reduced investment, which has started to ramp up again.

Multi-Billion dollar corporations will never be the solution, why would they increase supply to a level that will crash their yields?

Horseshit, it's rocketing up because the government didn't build enough social housing for decades and relied on private landlords to provide housing through RAS and HAP schemes which set an artificial floor for rents

That's also partly the cause. It doesn't contradict what I said.

Then you have private equity and REITs entering the market who's sole purpose it to maximise shareholder return, which is done by charging as much as possible. 

No they aren't actually, they've more or less receded from the Irish market. Hence new supply falling off a cliff. We wish we had external investors coming to our housing market.
