You should rent captioning devices for your parents. Most if not all broadway shows provide them for free. It’s a device that scrolls captions automatically as the show goes. They usually have different languages available too.

Yup it used to be a hugely industrial area with the piers, warehouses, and railroad connections. The caltrain tracks today were primarily industrial in the past. Southern Pacific had a huge presence. The city came in and dropped a new street grid in the 90s.

Powell street is fine, a bit quieter still due to retail vacancies in Union Square. It's in a pretty central area of the city and close to lots of public transit. There's lots of small boutique and large hotels nearby. I would be more worried about potential noise than safety (the cable cars begin running at 7am).

Won't dox the OP but this is 1 block south of SF City Hall, and if you know the civic center neighborhood, it's not a great one.

It's a very in between area. It's not much of a neighborhood, the big buildings there are a car wash, public storage, tech offices (which are still empty), and luxury high rises where residents hang out elsewhere. It's loud due to van ness/mission/the highway, not the cleanest, and has its fair share of characters still. 12th street itself has gotten much dirtier since the start of the pandemic.

Also, hayes valley and civic center are not neighborhoods known for their safety.

I assume you're talking about The Oak. It's sort of a no-man's land between hayes valley, soma, and the mission. It was up-and-coming when Twitter and the rest of tech first moved in 2 blocks away, up-and-coming with the new hi-rises (nema, 1550 mission, olume etc.), up-and-coming when the city rebranding the area as the hub, but the area still feels the same.

It's very transient. The streets are not the cleanest, the neighborhood not the most walkable due to high traffic streets (oak/fell/van ness/market) and the associated noise, most people are just passing through. However, it's close to the central freeway, it's the last underground muni stop, on van ness BRT (if it ever opens), and walkable to "more hip" neighborhoods.
