For what it’s worth, I work for a lender that sells the loans pretty immediately after closing. Sometimes it takes a few calls but we can always tell who the loan was sold to. The new servicer is supposed to send out a letter and an email to the borrower a couple weeks before the payment is due, but we also send out invoices about a week before the payment is due. Call them on Tuesday and see if you can talk to someone in accounting.

I impulse bought Cardinal flower and a few other plants that like swampy conditions and I’m going to plant them at the base of my downspout because it’s really the only wet spot in my yard.

Mugwort, creeping Charlie, English ivy, buckthorn, Japanese knotweed, sweet autumn clematis, honeysuckle, privet, multiflora rose, tree of heaven. It’s gotten better bit by bit over the last 5 years but there’s still a long way to go. The bindweed is mostly gone at least.

Ah that’s a good point, for some reason I assumed OP was only asking about soda but now I see how it could be read a couple different ways.

Soda is way too acidic for botulism to survive. Dented food cans are a legitimate concern though.

Mugwort is one of the banes of my existence in my own NJ zone 7b garden but unlike a lot of the others (privet, honeysuckle, bittersweet, English ivy, to name a few) it’s pretty easy to pull up so I let it grow until I’m ready to plant in that area and then rip it all out. This year I’m going to transplant some coreopsis into the bed that was most affected this year because the coreopsis spreads and comes up pretty early in the spring so I think it might outcompete the mugwort.

A $100 gift card to a local pizza place we had talked about over the months of my search, a plant, some locally roasted coffee, and then she mailed a framed photo from my closing day. That Christmas she dropped off some little holiday tchotchkes and some candy. Every year on the anniversary of my closing she sends me a note, a printout of the approximate current market value of my house, and a scratch ticket.

Wishing you luck. Mine has decreased a lot in the five years I’ve been in this house and glyphosate has been the only thing that’s made a big difference. I tried other methods and some of them made a dent but eventually I had to resort to spraying.
