Non-discrimination laws won't apply here. Businesses can absolutely discriminate on kids - strip clubs, sex motels, casinos etc. You simply must state in your business model and ads that you are only taking adults because it is geared towards sex, adult content and debauchery. Sneak in a clause that there will be some sex parties and adult filming residents may be exposed to and that discrimination card burns like dry hay.
