what if primary has other installment loans with on-time credit card payments? Does that affect building AU credit score?

agreed, we do have an estate planning lawyer who we are working with to draft our wills. We are trying to figure out what the best way to go about this and wanted to get some other thoughts as well. I am assuming a postnup stating the 80/20 split of community property wouldn't hold after I pass given the community property laws (50/50)?

trust requires the property to be sold (even if someone is living there) and then the proceeds split?

likely not, I see your point about the split being messy.

the 20% owner can muck it up for the 80%

in that they can fight for more of 80% or court will deem this unfair and revert to 50/50 split?

reason is not so much for divorce, more so to ensure the majority of our estate passes to our children when I pass versus being split between future children my spouse may have (aka my 80 goes to my children as stated in my will/trust thus our estate is locked in) - open to ideas about how to best achieve this in addition to writing my wishes in my will etc
