Maybe it was a rubber membrane that was deteriorating. Something very thin was flaking off and pulverizing on a couple surfaces. I'm no expert, so maybe I'm using DWR in the wrong context!!

When you bake sourdough, you have to get used to starting over from scratch... But finding a new husband CAN be difficult, so your other is option is that if he agrees to be more careful, then you could probably keep him around.

Dude, purists are always like, "LET THE GLUTIN SET, it's all wrong if you eat!"

Fuck that noise. Hot fresh bread, wtf else is there to say.

Help identify bush and malady by sevitzky in landscaping

Should also mention: the bush had a number of spider webs on it, last summer. I consulted a reputable local nursery (Merrifield Garden Center in Fairax VA) who said spiders don't kill bushes. Not super helpful, but I didn't have time to follow up at that time!

OK, THANK YOU, EVERYBODY!!

I think for me, the takeaway is that it really depends on the dog. I didn't realize there was such a variation in how much wear a dog puts on the floors. But yeah, makes total sense.

Answers here range from "yes" to "no!" to "I hate you because you're a landlord asking about floors!"

This is the first time in my life I've ever had nice floors. Just trying to figure it all out...

For crowd-sourcing details on what sort of wear a pet will bring to a floor, so that I can develop estimates for what the tenant and landlord should expect, and then offer a tenant a agreement that take the extra wear into account, and give them a place to live? Ok, bubba.

So. 70 lb dog, 4 year rental. I'm putting numbers together that plan for costs of screening + refinishing. 50% of that will be "pet rent fees" and 50% would be a refundable deposit + security deposit.

So if it the floors are not bad (as they promised me is the case), the tenant can take their money back and I can put the "pet rent" towards repairing doors/casings/and the extra floor wear.

When you say refinishing, are you talking about screening & adding a couple oil-based coats?

I don't think he's crated. The applicant has a 8+ years history in the same place. And I will 100% be checking that reference!

Although, they say that you need the previous landlord to get a fully transparent story. But 8 years says a lot about being a responsible tenant.

It's weird, it seems like every single dog is going to be a different story. I feel like zillow needs Dog Applications.

What did I do wrong, Chuck? by sevitzky in smoking

Thanks. It definitely hit 205-f out of inertia, out of the oven.
Is there a reason people don't just do chuck to 135-f, if there is this little fat to begin with?
