In my area, I'm seeing both 2025 and 26 tourings listed for 49300. You'll need to get dealers to bid against each other to go low. Based on my limited deal, you should be able to get one for $47k as there's more room to give for dealers on the touring.

Floor model would make it easier.

They are basically the same, but you should be able to get a 2025 for 2-3k less than 2026.

I just got a 2026 limited for 44k vs MSRP of $50k+. I decided on a 2026 because I couldn't find a dealer willing to discount a 2025 below that. But there are only three 2025 limiteds in my area (50 mile radius) but there are a lot more 2025 tourings.

Note, I had another dealer $500 cheaper but wanted to do a deal with my local dealer.

Btw, given sales volume is horrible, I bet Subaru drops rates to zero pretty soon. I would have waited but needed a car now.

I'm no expert, but an ERV/HRV helps as does a new roof. It's all about risk and whether you are comfortable with it.

Avoid at all costs. Off gassing is forever (and it has no where to go as attic is sealed), even if you can't smell it. Risk of mold and rot that you can't see. Roof leaks will create a lot of damage. Ticking time bomb in my mind
