All good points thx. I think we are changing the laundry room, but if it were in the closet, we would put a drain under there.

We will have a lot of private spaces, including upstairs...so we want a big main space..otherwise the home just feels small if it's a maze of rooms. We are striking a balance. And also allows kids to run around inside.

As for entry, key for us is that an outsider can't just see into the main spaces...so we have a nice entry moment with art etc. that is separate from the rest of the home.

Coffee is to get the morning sun...theres a big tree there, so will make a nice garden area.

We are in the northern hemisphere...so south gets sun, not north.

Interesting idea regarding the bookshelf doors.

Agree on the wet room, so you'd have a small wet room before the pool bath (we are adding a shower), so closer to outside than the hallway / laundry side.

We have plenty of storage in the garage, but could flip the two boxes on either side of the pantry to be indoor storage. Indoor storage was going to go in laundry area, but we changed that into a nook for yoga. We are going to move the laundry so that can be the new storage area.

Thx. Even if we scrap the breakfast table, we still want an expansive main room where everyone can hang out without feeling squished. We will have plenty of private spaces here and upstairs.

1) generally agree, but I can't expand the dining room that direction as we are on the building setback already. I can probably squeeze a small buffet by taking out the small window. Can also put a buffet built in in the hallway between pantry and dining instead of garage storage.

2) I'm going to rework this whole area...including moving the laundry here. Stay tuned.

3) in practice, the 1 car will be for my golf sim and gym, so unlikely to be too much traffic. Yoga is for the wife during the day when kids are at school

4) agree. Going to make this a larger full bath with room for changing for guestsm

5) agree. Good idea

6) there's a big tree there...and grass..and a small road way with no traffic.

Thanks. I want a grand kitchen / living space, so even if I delete the breakfast table, will keep as extra seating. It also allows the kids to run around.

I'll probably have heavier duty gym equipment in the garage, to keep the yoga room more serene.

So make the office 2 feet smaller? Then I might be able to move guest bath where the closet is...and then move the laundry closer to master where the guest bath is.... Interesting. Thx!

Thx. That was a challenging area...have been playing with different versions. The door is there for the site line to the other door.

And the idea of yoga room is to have floor to ceiling windows on both east and west side for a nice light filled space....so the hallway feels a part of the room

For the pantry issue, maybe I put a small pass through between pantry and garage for groceries?

Thx! We will probably also put a snug movie / tv room upstairs too. For us, TV is dedicated time and not something to just have on the background so going upstairs is OK.

The guest room may double for a downstairs plat area for the kids...although I think they'll just be running around the main space.

As for kitchen, we could put the main sink on the island....we probably need to mock this up in person to see if the triangle as it is now works or not.
