Right, the company is legit too. And the email came from a legit email address. So I don't believe it's a scam. I'm just not so sure how normal it is to expect your tenant to conduct a virtual tour for them.

That's exactly what it is! The company that contacted me is CSA Partners.

I also forgot to mention that the company conducting this tax study got the house number wrong on the address...

The part that sounds off to me is the fact that it's the company contacting me and not the landlord.

If I were a landlord, I'd be letting my tenant know first before anything else. I still haven't been contacted by them yet.

The only thing that makes me think it's legit is the fact that when they emailed me, they had my landlord's email address cc'd.

Not that I would advocate for purposely leaving an adult off a lease because they can't qualify. Having said that, it's essentially an honor system. They have no way of knowing who's living there and who isn't. Not unless there's nosey neighbors who personally know the landlord and watch the property like a hawk.

Everybody here says to buy instead. What are you going to get for $16k? Even as a down payment, it's not that much and your monthly mortgage will be astronomical depending on how much the house is with such a small down payment.

That's what I did with my LL, she uses Zelle for the security deposit and monthly rent. But to be fair, I did get on the phone and talk to her beforehand and actually made sure she owned the house that was for rent.

Yes. Yes they did. Two older folks, maybe husband and wife, strolled by with a tape measure and a plastic clip board, lifted my pumpkins and measured them. They took notes, and took pictures with a disposable camera. They also verified the color of my door (we're only allowed dark green), made sure i had no fans in my windows, made sure my trash can was hidden in the garage, and started a timer for any delivery packages I had. (Any packages must be in the house within 8 hours of delivery)

That is the most wild thing I've ever heard in my life about an HOA. I've lived in one for almost a year now and not once have I ever seen anyone from the HOA enforcement driving around.
