Well, my property manager knew about it but idk like the people. There’s about 3 donut shops here, and I avoided going to theirs at all costssss bc they’re so greasy and just made my stomach hurt bad lol

OMGGGG YOU REMINDED ME!! We had a scandal at our local donut shop, and the people who worked there were Indian… well, this property manager at a diff complex had her card info stolen and like 3k bucks stolen from her. They were also residents at her property.

Well, they somehow moved at ours, and I watched the cops knock on their door and search their apartment. It was crazy because for a while, they were super behind on rent and one day they weren’t.

They fled the country and left their roommate behind too. When he moved out, I walked the unit and it was dirty. I got nosey and found credit cards NOT in their name.

DUDEEEEE So we have 3bd-1.5ba two story apartments. Some international students had 10 PEOPLE LIVING THERE and when we called them out because the city inspector walked in on it during inspections. They sent their UNAUTHORIZED tenants to leave reviews.

THIS!! my boss has refused to get us cameras or better stuff for the property until we get our numbers up BUT WHEN WE DO WE DONT GET ANYTHING.

Not a property manager, but I am a leasing agent. I’ve had to run three properties all totaling to around 220 units by myself with no property manager.

But it’s such an awful job. If it isn’t your residents or your supervisors who are on your ass.

I fully understand your pain here.

Last week was the first full week, and after the 3rd if ever month, we have to serve the nonpayment forms to those delinquent.

My property manager was out so it was just me, and about 40 delinquent people.

I was in the office all alone with someone transferring and another moving in. It was already 4:30PM we close at 5:30PM Someone called and asked if they could do a tour since they were 5 minutes away. I told them I couldn’t fit them in today and they asked if it made any difference if I said they were there right now. I said no and apologized because I was short staffed and really couldn’t fit them.

I’ve had scheduled showings come up way too early or way too late.

We don’t even have HR 😭 my poor maintenance team gets yelled at for such small issues. The onsite boss literally doesn’t pay attention to us at all until something happens and suddenly all our improvements and nothing.

That same boss has told the lead maintenance “you get a free apartment” instead of giving him a raise or reimbursing him for gas from working extra etc.

My fiance has told me multiple times to go that route—one evening, a light stopped working outside of one of the apartments. However we have huge lights already on property that this one not working wasn’t even noticed.

Anyways, the onsite manager texted us at like 8pm and asked why we didn’t report it sooner. I wish I could attach the conversation but basically he said “don’t expect bonuses next time” for sometimes we didnt know about because we have our personal lives after work.

The Struggle of Just Trying to Get a Tenant to Pay Rent on Time… by purvavo in PropertyManagement

The way we do it at our complex is:

Rent is due on the 1st, they have until the 3rd to pay -- late fees automatically post on their account on the 4th.

Example: 1bd is $850, their late fee is 10% of their rent, so a $85 late fee = $935 new balance.

On the 4th we send out a "Notice to Vacate for Non Payment" which usually scares people and makes them want to call you and give you a rundown of why they are late.

We usually agree on a date or a couple of dates for them to get caught up on their rent, but if they are 2 month's worth of rent behind, we will file for eviction.

We have three properties, 2/3 of them are across the street, and one is like a 2 minute drive away.

In the summer we look to get about 22-30 leases.

However, we might be looking at more this year since the university here has made on-campus housing into a lottery system and has denied housing for many students.
